Role OverviewThe Construction Project Manager is accountable for the overall project and ultimately responsible for providing project management, creation of project risk management and project controls plans, and participation in all phases of a construction life cycle. Reports directly to the Owner’s Project Manager. Main liaison between the customer and project design and operations team. Involved in all construction projects from design and new construction to modifications of existing infrastructures.
Reviews and approves all project plans and documents. Owns the pre-construction effort and approves all bid package RFP’s, subcontractor pre-qualifications, statements of work, and construction estimates to establish project budgets. Establishes the key date milestones for the master project schedule. Reviews and approve all subcontractor proposals, change orders, estimates for new projects, invoices, project turnover and close-out documents, lien releases and presents to owner for approval.
Leads weekly owner meetings and participates in superintendent and QAQC field coordination meetings. This position requires a strong understanding of cast-in-place concrete construction, formwork systems, reinforcing steel, embedded items, concrete placement operations, productivity management, and self-perform construction practices.
- Accountable and responsible for the overall project from inception to completion.
- Provides leadership and stakeholder management for the overall project and is the primary interface with the owner and engineer of record (EOR).
- Works in concert with the owner’s management team to develop, implement, and manage the overall project program.
- Responsible for the QAQC Project Manager, Project Superintendent, and Project Engineer.
- Creates and owns the Site Specific Safety, No Impact, Risk Management and Change Control Plans.
- Supports the Project Superintendent in the development of the Site Logistics Plan.
- Collaborates with facility designs at site starting from basis of design (BOD) to issue for construction (IFC) design documents for new cleanroom build outs, infrastructure upgrades, and renovations.
- Creates the subcontractor pre-qualification, Request for Proposals (RFP), and commercial bid review process for presentation to the owner for approvals.
- Participates in design reviews with EOR and Project Engineer to ensure local requirements are met.
- Participates in and supports the owner’s Project Manager and Engineering teams for change to plan of record items at the project level.
- Approves all project documents, logs, meeting minutes, close-out documents, and final lien waivers.
- Assists with identifying and resolving issues raised by the cross-functional engineering teams.
- Creates the detailed scope of work based on project needs working closely with internal and external stakeholders.
- Ensures the QAQC program is implemented and directs the QAQC PM throughout the construction process.
- Accountable for successful commissioning per all customer requirements and ensures the commissioning process is implemented and reviews commissioning documents for each project.
- Reviews and approves all project budgets and change orders.
- Owns the close-out process and ensures successful implementation.
