Capital Markets Associate

We are seeking a Capital Markets Associate to serve as a key execution resource for Hawkins' capital markets platform. This is a focused, high-accountability role — you will lead financial underwriting and proforma modeling alongside the Development team, structure and size capital stacks, manage the full loan closing process, prepare investment committee materials, and maintain active relationships with lenders and equity partners across debt and equity capital markets.

You will report directly to the EVP, Head of Capital Markets.

We are looking for someone with the discipline to flag a bad deal structure, the tenacity to source better terms, and the conviction to defend a recommendation with sound reasoning.

What You Will Own

Transaction Underwriting & Financial Analysis

• Lead underwriting and proforma modeling for prospective multifamily deals in close collaboration with the Development team and EVP of Capital Markets.
• Analyze financing options for land acquisitions, ground-up development, and refinancings, with a primary focus on multifamily while supporting a legacy retail portfolio, a CoGP vertical spanning industrial, hospitality, and self-storage, and an active charter school business.
• Model financial costs, terms, and capital structures in conjunction with the Development team to support deal decisions.
• Maintain and track all versions of the IC model, lender model, and final deal model throughout the transaction lifecycle.

Debt Capital Markets & Loan Closings

• Analyze and track existing debt positions across the portfolio to identify accretive refinancing opportunities.
• Assist in closing all new construction and permanent loans, including document coordination, internal reporting, and third-party communication with accounting, legal, and property management.
• Coordinate with outside counsel, title/escrow, and manage key signature pages for loan closings.
• Support negotiation of financing terms and execution of debt transactions.

Equity Raising & Joint Venture Activity

• Assist in identifying, negotiating, and maintaining relationships with prospective joint venture partners, including preferred and common equity investors.
• Prepare materials to solicit bids from lenders and equity partners, including debt and equity offering memorandums.
• Support the creation of business plans and joint venture agreements to align capital partners and support Investment Committee approvals.
• Prepare investment memos and supporting materials for Investment Committee review and deal approval.
• Monitor market conditions and provide real-time intelligence on real estate capital markets, including credit terms and debt capital markets trends.

What We Are Looking For

Experience & Education

• 2–4 years of experience in commercial real estate finance, capital markets, investment banking, or a related field, at a principal shop, developer, or capital markets advisory firm.
• Has built or meaningfully contributed to deal models on real transactions.
• Has been through at least one loan closing cycle.
