Job Summary/Basic Function: To perform semi-skilled duties in the maintenance and repair of concrete, tile floors, and carpet; perform minor maintenance of buildings and related facilities and systems that must be completed at night; perform related work.
- Primary Shift
Schedule:
Monday - Friday, 5 pm - 1:30 am, seasonal variations, days/hours can occur. - Swing Shift.
- Shift pay may be available for qualifying shift assignments.
Department Overview: Facilities Operations and Maintenance supports the university’s strategic mission by professionally maintaining safe, functional, and attractive facilities and grounds, while also providing quality support services to the campus community.
Level Scope: Applies basic skills while developing some specialized skills in procedures, operations, techniques, tools, materials, and/or equipment appropriate to area of specialization; performs routine and/or repetitive tasks; limited decision making required; generally works under close supervision; has no or limited experience; work is performed from within specific limits of established procedures and/or defined instructions.
Essential FunctionsEquipment Operation/Floor Maintenance
- Operates high-speed floor scrubbers, buffers, carpet shampooers, and wet/dry pickup machines.
- Operates advanced equipment for the cleaning and restoration of concrete flooring.
- Details tile with manual and electric doodlebug cleaners, razor scrapers, and sanders as needed.
- Works with strippers, degreasers, sealers, and floor finish.
- Performs routine and preventative maintenance on cleaning equipment.
- Replaces belts, brushes, and bearings in power equipment.
General Maintenance
- Operates equipment such as trucks, trailers, lift gates, electric vehicles, snow blowers, and pallet jacks.
- Maintains hand and power tools associated with mechanics and general building maintenance.
- Measures, cuts, and places disposable floor matting.
- Moves furniture.
- Protects project areas through the use of tarps, matting, and signage.
- Shovels snow.
- May install/repair dispensers.
- May perform duties in the organization, operation, and minor maintenance and repair of equipment such as trailers, lift gates, and pallet jacks.
- May assist in the removal of old carpet or tile.
- May install and maintain signs.
Leadwork/Training
- Oversees custodial assistants in prep, completion, and cleanup of heavy-duty floor work.
- Ensures a safe working environment for clients and staff.
- Trains staff in the proper way to scrub and refinish floors and the usage of associated equipment.
- Maintains records of employee hours worked.
- Inventories supplies and materials.
- Reviews work to ensure compliance with standards.
- Ensures that project calendars and work order timelines are followed.
Miscellaneous
- Assists Maintenance and/or Custodial teams in times of extreme short-staffing.
- Responds to emergency calls.
- Ensures that the work area is secured, including doors locked and lights off, and that signage is placed before and removed after completion of jobs.
- Reports fire hazards and other emergencies.
- May perform other duties as needed.
- Knowledge of principles and processes for providing customer and personal services.
- Ability to inspect equipment, structures, or materials to identify the cause of errors or other problems.
- Ability to monitor building premises to ensure the safety of visitors.
Good knowledge of: the methods, materials, and equipment used in heavy-duty custodial work, including related safety practices; cleaning agents and related products and their possible reactions.
Some knowledge of: supervisory practices; sanitation and infection control; training methods used in custodial work.
Experience:
operating industrial-type high-speed cleaning equipment; performing minor maintenance on custodial equipment; using hand tools to repair cleaning equipment; explaining the use and maintenance of custodial equipment.
A valid driver's license is required.
Physical DemandsThis position involves climbing ladders, bending, stooping, kneeling, crawling, lifting, and carrying items weighing up to approximately 90 pounds, and standing and walking continuously throughout the shift, including on potentially slick surfaces.
