Work Hours
The work hours for this position are Mon - Fri + Weekends, 12:30 pm - 9:00 pm.
The Maintenance Technician reports directly to the Site Operations Manager to ensure all facility related equipment is maintained to the highest standards in the Hard Services line. The Maintenance Technician will partner with the Site Operations Supervisor to ensure collective success across all service lines (hard, soft, and operational) and embody the OneISS (one team) methodology of facility operations. Core functions involve solving non-complex (single system) maintenance and repair of a building’s shell, core, and equipment.
The purpose is to maintain facilities for clients, customers, and staff in a safe operating condition; execute a best practice preventive and reactive maintenance program; and resolve immediate operational and/or building safety concerns. The role requires responding to escalations and communicating professionally at all times, including when on shift alone and serving as a point of contact for the client.
- Self-Performance of Primary Preventative (PM) and Reactive Maintenance (RM) work orders, including:
- Patch/Painting of walls
- Door/Lock hardware repairs and installations (basic)
- Installation and mounting of building fixtures (tv’s, signs, etc.)
- Minor plumbing repairs (clogs, drains, valves, faucets, fixtures, etc.)
- Safety eyewash/shower inspections and maintenance
- Fire extinguisher inspections
- Overhead lighting bulb replacement
- Roof inspections
- Light snow removal and walkway salting (cold weather regions)
- Building safety inspections
- Kitchen equipment inspections
- Café equipment specialty cleaning
- Shopping tool repairs (casters, handles, etc.)
- HVAC system and water system filter replacements
- Hot/Cold calls and proactive hazard mitigation
- Proactively mitigate slip, trip, fall hazards
- Effective LOTO (lock out, tag out) compliance
- Ensure health and safety requirements are established and followed by on-site staff and sub-contractors
- Use CMMS system software for work order management (PC & mobile)
- Follow 5S principles for organization/cleanliness of client/customer spaces and back-of-house areas
- Order supplies for PMs and RMs as needed; ensure on-site tool crib inventory supports SLA uptime
- Complete detailed records of all work in the CMMS system
- Conduct frequent equipment rounds and readings to detect malfunctions and record data
- Escort and direct site vendors as required
- On-call (first line of support) to address escalations or emergencies
- Ensure customer complaints are handled professionally, appropriately, and promptly
- High school diploma or vocational/technical training; college preferred
- Basic mechanical, electrical, plumbing, and HVAC skills with the corresponding tools
- Ability to translate technical information for audiences with varying backgrounds
- Ability to work independently and as part of a team; strong communication and interpersonal skills
- Ability to work in noisy environments with PPE; stand for long periods; crawl, climb and work with equipment
- Must possess a valid state driver’s license; travel within a metropolitan region may be required
- Demonstrates professional and customer service aptitude
- Basic computer proficiency (Word, Outlook, CMMS, smartphone systems)
- Plan, perform, and document preventive and reactive maintenance work orders
- Patch/paint walls and repair door/lock hardware
- Install and mount building fixtures (TVs, signs)
- Repair minor plumbing issues
- Inspect safety equipment and fire extinguishers
- Inspect and maintain lighting, roofing, and safety systems
- Conduct safety and building inspections, including kitchen and café equipment
- Repair or replace shopping tools (casters, handles, etc.)
- Replace HVAC and water system filters
- Respond to hot/cold calls and address safety hazards
- Ensure proper LOTO practices and health and safety compliance on site
