Maintenance Supervisor
The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager to oversee staff and vendor activities and ensure the property is maintained to standards.
Responsibilities- Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
- Oversee daily onsite operations, coordinate schedules, and respond to resident and management requests and work orders.
- Ensure all repairs and replacements in common areas and units are completed efficiently.
- Inspect grounds, buildings, and community features daily to identify, minimize, and correct hazardous conditions or liability concerns.
- Manage and order maintenance supplies inventory while adhering to budget guidelines.
- Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Maintain a hazard communications program and promote safe work practices.
- Participate in unit inspections as requested.
- Provide control and direction of community maintenance operations.
- Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, and work progress.
- Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model units.
- Participate in on‑call emergencies at the community.
- Plan for and utilize property resources, equipment, and supplies economically, including obtaining bids, pricing from vendors, and dealing with inadequate service.
- Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
- Under the direction of the Community Manager, supervise, train, and schedule maintenance activities for staff.
- Check the work progress of maintenance staff daily and provide immediate assistance and instruction when needed.
- Provide input to the Community Manager regarding employee performance evaluations.
- Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Manage excellent customer service and monitor service request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency in dealing with residents on all matters.
- Enforce policies delegated by the immediate supervisor.
- High School Diploma or Equivalent.
- Basic computer skills and ability to use on‑site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement to accomplish tasks and travel between work sites.
- Use of wrists, hands, and fingers in repetitive motions, handling objects over 100 lbs, and operating machinery, power tools, motor vehicles, and golf carts.
- Work on ladders, ramps, and step stools; navigate flat and uneven terrain; and work in overhead positions.
- Allowed overtime, weekends, and nights (on‑call emergencies).
- Exposure to outdoor weather conditions, hazardous chemicals, and confined spaces.
- Possible prolonged standing or sitting periods.
- Similar physical demands as small properties, with additional emphasis on handling large equipment and ensuring safety in more complex environments.
- Work may include extended periods of standing, sitting, and lifting heavy objects.
- Exposure to hazardous chemicals and weather conditions.
- Reliable transportation required for emergency on‑call duties.

Full‑time employees receive paid sick days and company holidays.
Salary Range
: $20 per hour to $22 per hour
