Position: Development Asset Management Intern (Boston HQ)
Winn Companies is looking for a driven and collaborative Development Asset Management Intern to join our corporate team in Boston, MA.

In this role, you will have the primary responsibility of working with the VP of Development Asset Management on various analytical projects that assist toward ensuring the effective execution of key residential real estate development performance metrics. This person will also assist as needed in the development accounting of Winn owned development properties from the time of initial offer through the stages of acquisition, construction, cost certification and breakeven

The pay rate for this role is $20.00 per hour. The selected candidate will also adhere to the following schedule:
Monday through Friday from 8:00AM to 5:00PM. Responsibilities:

Assist Development Asset Management in various routine processes that Winn Development utilizes for development projects, starting with the first stage of deal inception, through project completion and formal transition of the project to Winn's Asset Management Group.
Assist Development Asset Management in producing and maintaining portfolio wide (multi-project) deal analytics, as needed for various departments including the Development team, Finance team, Asset Management, and key member of Senior Management.
Research limited partnership and other key deals documents as necessary, specifically to maintain Winn Development business pipeline report (active construction and pre-development stage assets).
Upload closing documents and other material to central database portals.
Assist in the preparation of materials for development team meetings.
Assist Development Asset Management and Development Accounting Team in the preparation of monthly reconciliations and ad-hoc analyses needed for development project decisions.
Assist Development Accounting with daily tasks associated with the management of early-stage portfolio deals, including, but not limited to; weekly funding requests, journal entries, and processing payables.
Perform quarterly (and annual) financial reporting across the active development portfolio as instructed by Dev AM VP/Analyst. This includes producing financial reports, performing custom analysis as needed, and submitting to stakeholders.
Assist in preparing and updating various schedules in Excel which monitor deal performance and serve as key analytical tools for decision makers. This includes development cost allocation schedules based on set methodologies.
Assist with obtaining benchmark items in conjunction with investor equity installment releases.
Work closely with the Development Accounting Team to track and reconcile predevelopment costs prior to property acquisition.
Assist the Development Asset Management and Development Accounting team with the preparation of Development Team process memos and job aids as needed.
Assist in the preparation of year-end audit packages for review.
Assist in obtaining CPA firm information request items in conjunction with year-end audits and other agreed upon procedure reports.
Timely review and distribution of all development accounting internal and external mail.

Requirements:

Experience with computer systems which includes Microsoft Word & Excel.
Strong understanding of textbook accounting fundamentals.
Possess strong written and verbal communication skills in the English language.
Comfortable with communicating questions, concerns, etc.
Responsive team player with ability to prioritize among numerous pressing tasks.
Ability to focus, achieve deadlines and work with a dynamic team of professionals.
Pushing tasks through the completion process with proactive communication.
Positive attitude and a strong work ethic.
Must be able to legally work in the US.

Preferred Qualifications:

Previous applicable work experience preferred but not required.
