The Property Accountant is responsible for managing the financial reporting and accounting functions for a portfolio of properties. This role oversees general ledger activity, monthly financial reporting, reconciliations, budgeting support, tenant billing, CAM reconciliations (if applicable), and ensures compliance with accounting standards and company policies. The ideal candidate has strong analytical skills, attention to detail, and experience in real estate or property management accounting.

Key Responsibilities
  • Prepare and maintain monthly financial statements for assigned properties, including balance sheets, income statements, and variance analyses.
  • Manage full-cycle accounting for a portfolio of commercial, residential, retail, industrial, or mixed-use properties.
  • Perform month-end and year-end close processes, including journal entries, accruals, and account reconciliations.
  • Reconcile bank accounts, fixed assets, prepaid expenses, security deposits, and intercompany accounts.
  • Review and process accounts payable and ensure accurate coding to properties and GL accounts.
  • Coordinate tenant billings, rent rolls, and lease-related accounting transactions.
  • Prepare and reconcile Common Area Maintenance (CAM), real estate tax, and operating expense recoveries (for commercial properties).
  • Assist with annual budgets, forecasts, and financial planning for properties.
  • Work closely with property managers to review budgets, expenses, capital projects, and operational variances.
  • Support external audits, lender reporting, and tax preparation requests.
  • Ensure compliance with GAAP and company accounting policies.
  • Analyze financial performance and recommend process improvements.
Qualifications
  • Bachelor's degree in Accounting, Finance, or related field preferred.
  • 2+ years of accounting experience, preferably in property management, real estate, or commercial/residential property accounting.
  • Experience with Yardi
  • Strong knowledge of general ledger accounting, reconciliations, and financial reporting.
  • Proficiency in Microsoft Excel and accounting systems.
  • Understanding of lease accounting, CAM reconciliations, and real estate financial reporting is a plus.
  • Strong organizational, analytical, and problem-solving skills.
  • Excellent communication skills and ability to collaborate cross-functionally.
Preferred Skills
  • Knowledge of commercial or multifamily real estate accounting.
  • Experience managing multiple properties/entities simultaneously.
  • Ability to meet deadlines in a fast-paced environment.
  • CPA designation or CPA-track is a plus.
Compensation: $30-36/hr
Salary is based on a range of factors that include relevant experience, knowledge, skills, other job-related qualifications.
