Senior Product Manager, Underwriting Specialist – CoStar Debt Solutions (Boston, in‑office)

CoStar Debt Solutions is building a new platform for commercial real‑estate underwriting, integrating credit officers, data pipelines, and AI agents around a shared data model. The Senior Product Manager, Underwriting Specialist will turn underwriting scenarios into product features, own the underwriting surface, and shape how the platform operates alongside human stakeholders.

Responsibilities
  • Own the underwriting workflows across the product surface, including capital stack construction, rent roll ingestion, peer benchmarking, portfolio surveillance, and deal counter party visibility.
  • Define default behaviors that determine platform expertise – stack heuristics, variance sorting, ask/assume logic, situation surfacing, and uncertainty handling.
  • Partner with design teams at two to three banks and sponsors to translate business needs into product requirements.
  • Coordinate with engineering and product to delineate what can be modeled by the platform versus what must be exposed as a workflow.
  • Prioritize the underwriting roadmap, adding new asset classes, customer profiles, and agent‑driven workflows.
  • Act as the trusted advisor for credit officers and originators, ensuring the platform aligns with their day‑to‑day processes.
Basic Qualifications
  • Deep CRE underwriting domain expertise – eight or more years of experience, ideally as a credit officer with a real loan book.
  • Deep understanding of how originators, credit officers, asset managers, and sponsors spend their days, including friction points.
  • Bachelor’s degree from an accredited, not‑for‑profit, in‑person university or college.
  • Track record of commitment to prior employers.
Preferred Qualifications
  • Sharp judgment on automation versus human‑in‑the‑loop decisions, with a bias for specificity.
  • Tech fluency – ability to read schemas, reason about software systems, and discuss model logic with engineers.
  • Product sensibility – instinct for what belongs in defaults, settings, warnings, or elsewhere.
  • Experience shipping underwriting tools or internal systems.
  • Comfort with LLM‑driven workflows and the ability to frame what the model decides versus asks versus flags.
Growth Path

Year one focuses on product delivery: real workflows, design partners, and shipment decisions. Year two expands responsibilities to own the underwriting platform end‑to‑end, including defaults, asset classes, and the line between automated model decisions and escalation.

Compensation and Benefits

Annual base salary range: $125,000–$169,000, based on skills and experience. Benefits include:
