Position

Senior Estimator – mechanical, electrical, plumbing (MEP)

Responsibilities
  • Comprehensive MEP Estimating Expertise
    • Develop detailed cost estimates for HVAC and plumbing systems on large‑scale projects ($50M–$300M).
    • Ensure alignment with overall mechanical, electrical, and plumbing scopes.
  • Preconstruction and Value Engineering
    • Review drawings, specifications, and project requirements.
    • Provide cost‑saving alternatives and constructability reviews for HVAC and plumbing systems.
  • Large Project Sector Focus
    • Specialize in complex commercial, higher education, and life‑sciences projects, including advanced HVAC systems for high‑performance buildings.
  • Vendor and Subcontractor Management
    • Solicit, review, and negotiate bids from HVAC and plumbing subcontractors.
    • Maintain relationships to ensure competitive pricing and quality execution.
  • Integration with Overall Project Delivery
    • Coordinate with project managers and other estimators to integrate HVAC and plumbing estimates into full project budgets, schedules, and risk assessments.
  • Unit Cost Pricing
    • Understand the complexity of the scope of work shown on the construction documents.
    • Prepare detailed take‑off of materials and labor estimates.
    • Organize material and labor information for pricing.
    • Solicit material prices from suppliers and obtain current labor rates.
    • Prepare unit prices by “building the project in your head.”
    • Verify and compare unit prices or system prices with subcontractors and prior estimates.
    • Review all unit pricing on projects prepared by the Mechanical/Electrical Estimator.
    • Track current market conditions.
    • Develop mechanical estimating database line items, unit costs, systems, assemblies, templates, and wizards.
    • Maintain a historical database for Mechanical/Electrical work.
  • Subcontractor Solicitation & Selection
    • Prepare subcontractor list from PDM program or manually.
    • Create subcontractor bid packages, including transmittals, drawings, and specifications.
    • Follow up with subcontractors regarding bidding and update the list.
    • Prepare scope sheets and review scope of work.
    • Verify subcontractor coverage and edit the list as needed.
  • Subcontractor Relationships & Feedback
    • Keep subcontractors up to date with project information and addenda during bidding.
    • Maintain excellent relationships to secure preferential bids.
    • Answer subcontractor questions and prepare RFIs to the design team.
    • Contact key subcontractors during bidding for scope, qualifications, and project information that may give a competitive advantage.
  • Preconstruction Abilities
    • Identify information required in pre‑construction for pricing estimates.
    • Set up and facilitate pre‑construction workshops and coordinate information with consultants.
    • Represent Suffolk at pre‑construction meetings.
    • Outline guidelines for conceptual, SD, DD, CD, and GMP estimating.
    • Prepare Value Engineering, estimate updates, reconciliations, and proper use of allowances.
    • Prepare Mechanical/Electrical systems analyses and life‑cycle cost studies as requested.
  • Conceptual Estimating
    • Identify information required for pricing an estimate for conceptual documents.
    • Take off material quantities from conceptual drawings.
    • Review design documentation and apply it to pricing.
    • Identify major building components and systems.
    • Assess market conditions, including escalation, affecting the estimate.
  • Hard Bid Estimating
    • Assist the lead estimator with reviewing specifications and bid forms.
    • Create subcontractor lists, bid packages, assignment sheets.
    • Call key subcontractors and suppliers.
    • Update subcontractor lists and confirm coverage.
    • Perform take‑offs and conduct site visits.
    • Coordinate questions, notes, and shipping for bid day.
    • Prepare GC estimates, bid forms, and coordinate spreadsheet formulas.
  • Quality Control of Departments Bids and Estimates
    • Ensure on‑time delivery of bids and estimates.
    • Complete thorough conceptual estimates and hard bids.
    • Implement Value Management and “control estimates” for all hard bids.
    • Provide detailed presentation control estimates.
