Our client is a privately held firm engaged in the development, investment, leasing, management, and ownership of first‑class commercial properties.

Position Description

The Project Manager is responsible for independently managing all phases of the project process including planning, design, bidding, construction, occupancy and close out. The Project Manager will collaboratively lead the project team (Architect, Engineer, Contractor, Consultants) across a variety of assignments. The Project Manager will oversee and direct all tenant improvement work from lease inception to move-in. This position is based in Boston and is in‑office five days a week.

Responsibilities
  • Manage and oversee all phases of the tenant and base building project management process including planning, design, bidding, construction, and close out.
  • Oversee and direct tenant turnkey, tenant improvement and base building work across all phases of the project.
  • Manage the overall budget, schedule, and quality of each project.
  • Work with the leasing team as needed to provide timely cost estimates for prospective tenant fit plans, estimated construction schedules and tenant work exhibits.
  • Review all tenant work construction documents for compliance with lease terms and the building rules and regulations.
  • Prepare plan approval letters inclusive of restoration requirements.
  • Manage the tenant restoration process at the end of a lease.
  • Develop and maintain positive business relationships with project team members including tenants, architects, contractors, and vendors.
  • Negotiate fees and contracts. Review and approve pricing from all consultants and the general contractor.
  • Monitor and report on project progress and potential risks.
  • Review and approve all tenant work and base building project invoices and requisitions.
  • Review and approve tenant work allowance reimbursement requests.
  • Prepare billing to tenants as required.
  • Work closely with the Building Management team to ensure that there is no disruption to existing tenants in the building.
Qualifications
  • Have a college degree in Architecture, Construction Management, Planning or other related field
  • 5+ years of project management experience with a strong understanding of the design and construction process and ability to read and understand construction drawings.
  • Have well‑developed interpersonal and organizational skills with strong oral and written communication skills.
  • Be a self‑starter who can work well independently and collaboratively.
  • Have the ability to multi‑task effectively, be organized and detail‑oriented.
  • Base Salary Range: $130,000 - $150,000
  • Eligible for Bonus

Compensation will be based on experience and include a bonus and benefits.
