General

Summary:

The Project Manager Space and Lab Renovations (PM) is responsible for planning, design, and construction of space change and lab renovation projects at UMass Boston. The PM supports the University’s Planning, Strategic Planning, Space Management and Facilities Information processes by maintaining data on facilities, including “as‑built” plans, building and project files, and space inventory. Tasks vary by project delivery model;

full scope of project management services is provided on self‑performed projects or those delegated to the University by DCAMM or UMBA.

Examples of Duties
  • Act as the Project Manager for self‑performed projects, including, as applicable, managing multiple projects simultaneously.
  • Projects are typically $2M or less in value, primarily space change and lab renovation projects, with other projects as assigned.
  • Lead lab improvement initiatives focused on enhancing research capabilities, optimizing workflow, and ensuring compliance with regulatory standards.
  • Manage, track, and report project progress throughout the life cycle.
  • Manage users groups for scoping, design development, and coordination of project delivery.
  • Manage the design process and provide expertise on feasibility, timing, cost, schedule, and operational impacts.
  • Create project schedules for review, monitoring, and reporting.
  • Provide job site and campus logistical planning.
  • Monitor and document activities during design and construction phases.
  • Provide on‑site monitoring during construction, reviewing contractor work against design drawings, schedules, and budgets; report major issues.
  • Recommend change estimates and orders.
  • Monitor contractor submittals, shops, RFIs, and A/E approvals assessing cost and schedule impacts.
  • Coordinate, procure, receive and manage installation of Furniture, Fixtures and Equipment as needed.
  • Supervise scheduling with affected departments during utility, power, road, and parking interruptions.
  • Review plans and specifications throughout design to ensure University needs are met; coordinate reviews with consultants.
  • Manage the plan review process, compiling and forwarding UMB comments, and ensuring they are reflected in design documents.
  • Attend project meetings with contractors, designers, consultants, and end‑users; run meetings on self‑performed projects and distribute minutes.
  • Direct the one‑year‑warranty phase of projects and report items requiring correction; follow up to ensure corrective actions.
  • Ensure deliverables are transferred to the Facilities Information team.
Planning and Information
  • Maintain accurate information on university facilities to support planning and space allocation.
  • Organize and maintain architectural drawings, audit and record space, and establish electronic floor plans.
  • Integrate “as‑built” drawings into master CAD files; conduct annual space verification surveys.
  • Survey and record data on building systems and key equipment.
  • Perform building space audits on a cycle determined by leadership.
  • Modify drawings and information based on space changes.
  • Conduct inspections and report on work to support capital plans and maintenance prioritization.
  • Inspect contractor and in‑house work for compliance with plans and quality standards.
  • Coordinate with state and local agencies (e.g., Division of Capital Asset Management, Boston Fire Department).
  • Input and maintain building drawings using AutoCAD; incorporate new as‑built files into the CAD library.
  • Organize and maintain record drawing files, project manuals, and product literature.
  • Support the Space Inventory system and space allocation process.
  • Manage construction documents and drawings centrally for all projects.

Qualifications
  • Bachelor’s degree in Architecture, Engineering, Construction Management or related field, or equivalent education and experience.
