Senior Product Manager, Underwriting Specialist – CoStar Debt Solutions

CoStar Debt Solutions is building a new platform for commercial real estate underwriting. We’re looking for a Senior Product Manager, Underwriting Specialist to develop world‑class underwriting workflows, defaults, and decisions that guide credit officers and originators.
Responsibilities- Own underwriting workflows across the product surface—capital stack construction, rent roll ingestion, peer benchmarking, portfolio surveillance, deal counter party visibility.
- Define default behaviors that set the tone of the platform, including stack heuristics, variance handling, question vs. assumption logic, uncertainty surfacing, and human‑in‑the‑loop controls.
- Build design‑partner relationships with banks and sponsors; be the trusted translator for customer needs into built features.
- Set boundaries between what the platform can model and what workflows should expose, working with engineering and product teams.
- Drive the roadmap for the underwriting surface as it expands across asset classes, customer profiles, and agent‑driven workflows, prioritizing initiatives.
- Deep CRE underwriting domain expertise.
- 8+ years of experience, ideally as a credit officer at a bank with a real loan book; sponsor‑side or life‑cash‑or‑debt‑fund experience also valued.
- In‑depth model of how originators, credit officers, asset managers, and sponsors work throughout their day.
- Bachelor’s degree from an accredited, not‑for‑profit, in‑person university or college.
- Strong track record of commitment to prior employers.
- Clear judgment on what should be automated, what requires human‑in‑the‑loop, and what remains in a credit committee.
- Bias for specificity; ability to articulate model limits (“LLM should not propose mezz above 12% in this market without flagging”).
- Tech fluency: ability to read schemas, reason about software systems, and collaborate with engineering.
- Product sensibility: intuition for defaults, settings, warnings, and non‑necessities.
- Comfort with LLM‑driven workflows and curiosity about model role vs. inquiry vs. flag.
The first year focuses on product‑heavy work—shipping real workflows, collaborating with partners, and iterating on design. The second year expands the underwriting surface and transitions the role to end‑to‑end ownership of defaults, asset classes, and the line between model decision and escalation.
