Our client is a Boston based vertically integrated private equity real estate firm with experience in acquiring and operating infill logistics assets and neighborhood shopping centers in major U.S. markets. The business chooses their investments and value creation strategy based on an analytical process that incorporates key drivers impacting the global supply chain, demographic shifts, and consumer spending patterns. Their investment strategy is focused within tier one high-potential target markets selected based on their extensive operating experience as well as their proprietary elite market selection framework.
Position OverviewThe Portfolio Management Associate sits at the epicenter of the firm’s commercial real estate fund oversight, bridging the gap between property performance and investor returns by translating asset-level data into actionable fund-level strategy. In this role, you will ensure capital is optimized, risk is mitigated, and investment decisions are backed by rigorous data. Day-to-day, you will own and update fund-level return models, cash flow projections, and liquidity forecasts, while driving the quarterly valuation process and drafting compelling performance commentary for investors.
Additionally, you will analyze the fund-level impact of acquisitions, dispositions, and major asset recapitalizations, while designing and scaling analytical tools to improve portfolio tracking efficiency.
This position requires mastery of real estate finance, fund waterfalls, and complex financial modeling, alongside the cross-functional communication skills needed to distill intricate financial data into clear narratives for executive leadership. Ultimately, this is a role for a resourceful self-starter who takes complete ownership of their work and builds solutions from scratch rather than simply running existing templates.
Primary Responsibilities- Monitor asset and fund performance against underwritten projections; identify variances and elevate risks or opportunities to senior team members.
- Maintain and update fund-level return models, incorporating changes to asset business plans, financing assumptions, and projected exit timing.
- Forecast equity deployment, liquidity needs, and capital reserve requirements across the portfolio.
- Contribute to debt and refinancing analysis, including maturity tracking and scenario modeling.
- Assist in evaluating hold/sell decisions, providing quantitative analysis and market context to inform recommendations.
- Support transaction processes including financing, refinancing, and dispositions – from initial analysis through closing coordination.
- Participate in quarterly valuation processes, utilizing Argus and Excel to produce and review asset-level and fund-level estimates.
- Help prepare materials for investor reporting, including quarterly updates, fund performance summaries, and portfolio composition analyses.
- Serve as a point of coordination across Acquisitions, Asset Management, Finance, and Investor Relations on portfolio-related work streams.
- Maintain asset-level trackers covering key milestones, lease activity, financing status, and disposition readiness.
- Support projects and initiatives at the direction of senior portfolio management leadership.
- 3+ years of experience in commercial real estate investment, asset management, portfolio management, or investment banking.
- Bachelor’s degree in finance, economics, real estate, or a related quantitative field.
- Prior to exposure to real estate preferred; strong candidates from adjacent financial disciplines will be considered.
- Advanced Excel proficiency, including the ability to build, stress-test, and maintain multi-scenario financial models.
- Experience with Argus preferred.
- Strong PowerPoint skills; able to translate complex analysis into clean, executive-ready presentations.
- Comfortable working with large datasets and drawing clear conclusions from incomplete or ambiguous information.
- Base Salary Range: $150,000 - $225,000
- Eligible for Bonus
Compensation will be based on experience and include a bonus and benefits.
