Job Description SummaryThis position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities- Complete assigned work orders generated from resident requests for service, and perform preventative maintenance.
- Complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins.
- Follow procedures for obtaining materials, supplies, equipment, and tools, tracking inventory, and notifying the supervisor about re‑ordering needs.
- Complete documentation and paperwork in a timely, accurate, and complete manner.
- Assist in maintaining grounds, common areas, and amenities (e.g., trash removal, pressure‑washing, general cleaning, painting).
- Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible.
- Comply with safety and risk‑management policies by attending safety meetings, completing required training, and reporting accidents.
- Periodically inspect work performed by contractors, vendors, and service providers to verify quality standards.
- Assist in conducting routine and periodic property inspections to identify safety and risk management concerns.
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and maneuver weights up to 25 pounds independently and 50 pounds with assistance.
- Work inside and outside in all weather conditions.
- Perform work on a flexible schedule, including calls during evenings, weekends, and holidays.
- EPA Type 1 and II or Universal refrigerant recycling certifications (for certified service technicians).
- All certifications required by state and local jurisdictions.
- Valid driver’s license to operate a golf cart on property (when applicable).
The hourly range is $25–$27.
