Urban Property Management Corp., a full-service property management firm founded in 1983 and focusing exclusively on the management of condominium communities, seeks a seasoned Portfolio Manager to support our continued growth and to manage a portfolio of residential properties in downtown Boston.

Essential Job Functions- Ensure efficient operation of condominium communities within established budget guidelines; enforce rules and regulations of the Association.
- Provide superior customer service to Board members, condominium owners and residents; maintain open communication with all parties via telephone, email, meetings, and site visits.
- Prepare informational materials for presentation at Board and owner meetings; attend meetings and complete resulting action items in a timely manner.
- Complete periodic interior/exterior property inspections to proactively identify necessary repairs or maintenance; work with maintenance team and service contractors to maintain the properties and grounds.
- Evaluate all contracts for the Association and make recommendations to the Board for practical cost savings and efficiency.
- Lead coordination of capital improvement and repair projects, including soliciting bids, working with engineers and consultants, assisting Board members in contractor selection and overseeing project execution to ensure projects remain within budget, aligned with scope, and meet quality standards.
- Oversee the activities of contractors; perform quality control inspections to ensure adherence to contract specifications and industry standards.
- Work with accounting staff to prepare annual operating budgets, monitor actual costs and explore the underlying cause of any budget variances; review and approve vendor invoices.
- Partner closely with the internal service team to coordinate preventative maintenance, routine work orders, and coordinate efforts during building emergencies to ensure timely resolution.
- Previous experience with condominium management and with condominium Boards.
- 2-5 years’ experience in real estate, construction, hospitality or project management.
- Tech savvy; familiar with Microsoft Office Suite (Outlook, Word, Excel), Adobe, Vantaca, comfortable learning new software.
- Excellent written and verbal communication skills to effectively work with clients and colleagues.
- Positive can‑do attitude; open to feedback regarding continued growth and development.
- An analytical mind, comfortable with numbers and problem solving.
- Intellectually curious, self‑starter willing to seek out projects independently.
- The ability to maintain the utmost level of confidentiality.
100% in-office, downtown Boston, MA (no remote work); some evening (virtual) meetings required.
Salaried, with expectation to work approximately 40 hours per week on average.
