Position Summary

Peabody Properties seeks an experienced Senior Property Manager to manage a portfolio in Jamaica Plain, MA. The Senior Property Manager oversees the physical, financial, and administrative operations of the buildings within their portfolio, supervising a mini portfolio in close geographic areas and handling day‑to‑day functions of the Site Property Manager at the base location.

Responsibilities

Oversee all facets of property operations with expertise in resident relations, government housing regulations, budgetary analysis, revenue collection, expense management, and staff supervision, training, development, and retention.

Functions of the Position
  • Prepare rent increase submissions according to federal/state guidelines.
  • Inspect office files to assure accuracy and compliance with federal/state regulations.
  • Prepare the annual operating budget and monitor compliance within budget constraints.
  • Oversee processing of all resident certification/recertification forms.
  • Supervise maintenance and site office staff, including performance appraisals, corrective discipline, priority setting, and conflict resolution.
  • Visit all sites weekly to inspect property and review physical operations.
  • Make cost‑effective recommendations to the Director of Portfolio Operations/VP of Affordable Housing/EVP of Operations concerning building operations.
  • Conduct periodic resident meetings to alleviate management‑tenant conflicts and promote a healthy relationship.
  • Sign all leases, lease amendments, and/or lease renewals.
  • Prepare and/or approve all billings/vouchers for subsidy reimbursement.
  • Attend and testify at court hearings/cases as requested by Company attorney.
  • Log staff payroll hours, approve all overtime, and report to Payroll Department.
  • Coordinate hiring, in‑house postings, and terminations with the People and Culture department.
  • Oversee all EEO and management reviews conducted by federal/state representatives; implement corrective measures when results are unsatisfactory.
  • Market commercial space to obtain qualified tenants, negotiate lease transactions, etc., if applicable.
  • Monitor affirmative marketing outreach efforts of staff to attain or exceed minority goal.
  • Report periodically to project owners on building status, if applicable, via written or phone communication.
  • Perform any other duties assigned by the Director of Portfolio Operations/VP of Affordable Housing/EVP of Operations as deemed necessary.
Education and Experience
  • High School Diploma or GED with a minimum of 7 years related property‑management experience, including recertification and administrative support.
  • Extensive knowledge of One Site and proficiency with Microsoft Word, PowerPoint, and Excel.
  • Demonstrated experience with LIHTC recertification/Project‑based Section 8 and other subsidy programs.
  • Strong communication, organizational, writing, and computer skills.
  • Bilingual (English/Spanish).
Compensation and Benefits

Compensation: $90 000 – $95 000, dependent on experience, portfolio size, location, and budget.
