The Maintenance Mechanic III (MM III) will be responsible for the efficient operation, maintenance, security, and administration of the physical facilities and grounds, ensuring they are safe, clean, and attractive at all times. The MM III will serve as the maintenance team leader, assigning work to other maintenance staff and ensuring that work orders and turnovers are completed on time and in accordance with industry standards.

The MM III will supervise, coach, and evaluate the other maintenance staff.

The MM III will participate in maintenance activities, conduct periodic inspections of the physical plant, mechanical systems, and grounds, and maintain maintenance records in compliance with 2

Life standards and government regulations. The MM III will purchase and control the maintenance inventory to minimize waste and prevent theft. The MM III will oversee facility security, including key control, security equipment maintenance, and parking lot use. The MM III will report on the status of the physical facilities to the Executive Director and make recommendations for resolving problems and providing improvements to the facility.

  • Supervise, coach, and evaluate the maintenance staff and contractors

  • Interact with residents in a sensitive manner and promptly report any concerns
  • Establish and maintain an inventory management system for all equipment, tools, and maintenance supplies
  • Develop specifications for hiring contractors and participate in bid procurement
  • Prepare purchase orders for the Executive Director's approval
  • Assist the Executive Director in preparing the annual budget and controlling costs
  • Perform or delegate mechanical tasks and repairs
  • Establish and maintain preventive maintenance schedules
  • Conduct routine and annual inspections of the entire property; maintain building systems and grounds
  • Ensure that vacant units are prepared for re-rental
  • Responsible for the monthly and annual pest control inspections and follow-up treatment
  • Ensure that there is a staff person on-site 24/7, able to address emergencies
  • Participate in snow removal activities, certifying that the walkways and lots are clear
  • Report any accident, injury, or safety concerns to the Director of Facilities/Executive Director and complete incident reports immediately
  • Provide emergency and Back-up Mechanic coverage as assigned
  • Maintain equipment in commercial kitchens in proper working order
  • Work with on-site construction superintendents and/or 2

    Life construction project management to provide information and resolve any building operations/maintenance issues arising from construction activity
  • Work with the 2

    Life Senior Manager of Safety and Security on Life Safety and Hazardous Communications programs and documentation
Knowledge, Skills & Abilities
  • Minimum of three years of experience as a superintendent or supervisor in a residential building
  • Knowledge of OSHA regulations
  • Proficiency in computer software
  • HVAC certificate required
  • Knowledge of elevators and high-rise building systems a must
  • Working knowledge of high-efficiency boilers, heating plants, plumbing, heating, blacksmithing, and electrical systems
  • Knowledge of Green Initiatives
  • Experience with or ability to learn geothermal and photovoltaic systems
  • Ability to plan, create, and utilize organized task management and communication tools
  • Ability to obtain Hoisting License, drive Bobcat, Ventrac
  • LEED certification desirable
