• Greet residents and prospective tenants professionally and courteously.
• Respond promptly and effectively to resident inquiries, complaints, and maintenance requests.
• Enforce community policies, lease agreements, and standards.
• Conduct move-in and move-out inspections to ensure property condition and adherence to lease terms.
• Foster a positive community environment to encourage resident retention.

• Show available units to prospective residents.
• Screen applicants and process rental applications.
• Prepare and execute lease agreements.
• Maintain marketing efforts to attract new tenants.
• Keep accurate records of vacancies and leasing activities.

• Perform regular property inspections to identify issues.
• Oversee maintenance staff and coordinate repairs.
• Monitor common areas, amenities, and grounds for cleanliness and safety.
• Coordinate work orders and ensure timely completion of repairs and preventative maintenance.

• Collect rent and other resident payments.
• Enforce late fee policies and follow up on outstanding balances.
• Maintain resident and property files, records, and reports.
• Assist with budgeting, expense tracking, and financial reporting.
• Prepare regular operational and financial reports for ownership.

• Ensure compliance with all applicable laws, including fair housing regulations.
• Conduct safety inspections and implement safety protocols.
• Address and respond to emergency situations promptly, including after hours if necessary.

• Host community events or resident communications to foster engagement.
• Coordinate move-ins, move-outs, and lease renewals.
• Respond to after-hours emergencies as needed.

Prior experience in residential property management preferred.
Valid driver’s license is a must. Excellent customer service and communication skills. Strong organizational and multitasking abilities. Basic knowledge of property maintenance and repairs. Familiarity with property management software is preferred (App Folio and/or Yardi). Knowledge of local housing laws and regulations. Ability to work independently and as part of a team. Education &

Certifications:

High school diploma or equivalent required. Certifications such as CAM, CPM, or similar are a plus.
