is the role?

As the On‑Site Property Manager, you’ll be responsible for the day‑to‑day management of the property, from resident relations and leasing to maintenance coordination and financial oversight. You’ll handle everything from greeting prospective tenants and conducting move‑in inspections to overseeing maintenance staff and ensuring compliance with housing regulations. You’ll also help foster a sense of community by leading resident communications, coordinating events, and ensuring that the property remains a safe, clean, and welcoming place to live.

What will you do? Resident Relations & Customer Service
  • Greet residents and prospective tenants professionally and courteously.
  • Respond promptly and effectively to resident inquiries, complaints, and maintenance requests.
  • Enforce community policies, lease agreements, and standards.
  • Conduct move‑in and move‑out inspections to ensure property condition and adherence to lease terms.
  • Foster a positive community environment to encourage resident retention.
Leasing & Marketing
  • Show available units to prospective residents.
  • Screen applicants and process rental applications.
  • Prepare and execute lease agreements.
  • Maintain marketing efforts to attract new tenants.
  • Keep accurate records of vacancies and leasing activities.
Operations Maintenance
  • Perform regular property inspections to identify issues.
  • Oversee maintenance staff and coordinate repairs.
  • Monitor common areas, amenities, and grounds for cleanliness and safety.
  • Coordinate work orders and ensure timely completion of repairs and preventative maintenance.
  • Collect rent and other resident payments.
  • Enforce late fee policies and follow up on outstanding balances.
  • Maintain resident and property files, records, and reports.
  • Assist with budgeting, expense tracking, and financial reporting.
  • Prepare regular operational and financial reports for ownership.
Compliance & Safety
  • Ensure compliance with all applicable laws, including fair housing regulations.
  • Conduct safety inspections and implement safety protocols.
  • Address and respond to emergency situations promptly, including after hours if necessary.
Additional Duties
  • Host community events or resident communications to foster engagement.
  • Coordinate move‑ins, move‑outs, and lease renewals.
  • Respond to after‑hours emergencies as needed.
What do you bring to DOOR?
  • Prior experience in residential property management preferred.
  • Valid driver’s license is a must.
  • Excellent customer service and communication skills.
  • Strong organizational and multitasking abilities.
  • Basic knowledge of property maintenance and repairs.
  • Familiarity with property management software is preferred. (App Folio and/or Yardi)
  • Knowledge of local housing laws and regulations.
  • Ability to work independently and as part of a team.

    Certifications:

    High school diploma or equivalent required. Certifications such as CAM, CPM, or similar are a plus.
