JOB SUMMARY

The Maintenance Technician III is a senior‑level technician responsible for ensuring the safe, efficient, and reliable operation of campus facilities. The role requires advanced expertise in HVAC, electrical, plumbing, and carpentry, diagnosis of complex issues, project leadership, mentorship of junior staff, and coordination with departmental stakeholders to minimize disruptions.

ESSENTIAL JOB FUNCTIONS
  • Organize and oversee day‑to‑day and emergency maintenance requests to keep buildings and equipment operational.
  • Respond to customer requests and complaints, identify problems, record solutions, and follow departmental guidelines.
  • Operate and maintain building systems related to plumbing, electricity, HVAC, and steam control.
  • Conduct field checks of buildings to identify corrective and preventive maintenance needs.
  • Install, repair, and inspect smoke and fire suppression systems.
  • Comply with department, state, and federal safety and compliance regulations.
  • Inspect and perform routine preventive maintenance on custodial equipment such as floor scrubbers, vacuum cleaners, and burnishers.
  • Maintain accurate records of maintenance dates, repair costs, and maintenance types performed.
OTHER DUTIES AND RESPONSIBILITIES

Other duties as assigned.

REQUIRED QUALIFICATIONS
  • High school diploma with 8+ years of experience in building maintenance, electrical repair, plumbing repair, carpentry, or related trades.
  • Valid Massachusetts driver’s license.
PREFERRED QUALIFICATIONS
  • Experience working with building automated systems (e.g., BAS, HVAC controls, energy‑management systems).
  • Vocational or technical training in HVAC, electrical, plumbing, or mechanical systems.
  • Journeyman or Master‑level licenses in relevant trades (e.g., electrical, plumbing).
  • Project coordination or supervisory experience, including mentoring junior technicians or overseeing contractors.
COMPETENCIES
  • Work independently and with minimal supervision.
  • Knowledge of general maintenance processes and methods.
  • Technical knowledge of electricity, carpentry, plumbing, and related tools.
  • Understanding of cleaning solutions, chemicals, and solvents.
  • Problem‑solving ability and planning of solutions.
  • Reading and application of equipment manuals.
  • Completion of routine paperwork and use of basic computer skills.
  • Customer service skills.
  • Safe work practices and use of personal protective equipment.
  • Operation of cleaning equipment such as vacuums, carpet extractors, and burnishers.
WORK ENVIRONMENT & CONDITIONS / PHYSICAL DEMANDS
  • Exposure to heat, cold, humidity, dust, and noise, especially in mechanical rooms, rooftops, basements, or outdoor facilities.
  • Work across academic buildings, dormitories, laboratories, and outdoor areas with frequent transitions between climate‑controlled and non‑controlled spaces.
  • Proximity to moving mechanical parts, electrical systems, and hazardous materials, requiring adherence to safety protocols and use of PPE.
  • Lifting and carrying loads up to 50pounds (e.g., HVAC components, plumbing fixtures, electrical supplies).
  • Frequent walking, bending, kneeling, standing, and ladder or scaffolding use for extended periods.
ADDITIONAL INFORMATION FOR APPLICANTS

Work shift:

Monday–Friday, 2:30p.m.–11:00p.m. The role is a member of Local 615, Services Employees International Union. It is a non‑exempt hourly position with a starting rate of $35.03 (as of 01/01/26) and benefits eligibility.
