The General Maintenance Technician is responsible for assisting in the operation and maintenance of tenant‑owned systems, equipment, and furnishings. The role performs general building maintenance and instrumentation support tasks.
Essential Functions & Responsibilities- Performs maintenance work orders and documents them on appropriate logs and the computerized maintenance management system (CMMS)
- Advocates cooperation of all personnel to ensure smooth operation of the entire department
- Maintains a professional, safe, and clean work area. Complies with company and OSHA safety policies and regulations
- Attends regularly at assigned location and participates in client meetings
- Ensures assigned work tasks meet quality standards
- Serves as coordination and communication point for tenant‑related service requests
- Oversees and coordinates service vendor work
- Utilizes hand and power tools with competency and safety
- Installs and maintains interior door, lock, and window hardware
- Installs and repairs millwork, walls, and ceilings
- Replaces damaged or missing ceiling tiles
- Repairs cove base and flooring (carpet squares and VCT)
- Hangs boards, pictures, signs, and other wall‑fastened items
- Performs painting and wall covering installations and finishes
- Replaces lighting and lamps
- Possess a high school diploma
- Prior experience in utility / general maintenance
- Carpentry skills preferred
- Communication skills – verbal, written, electronic
- Technology skills – basic understanding of MS Outlook, Work, Excel, and ability to learn other software applications

Required Physical AbilitiesGeneral maintenance work requires physical abilities including lifting up to 50 lbs regularly. Full dexterity is required, including bending, kneeling, twisting, fine motor skills with hands and fingers, full rotation of the head and neck. Ability to see, hear, and be alert while operating equipment. Ability to operate lift equipment and perform work safely using extension and step ladders.
