Charles Gate Property Management is seeking a smart, organized, and proactive Maintenance Technician to join our growing team.

The Maintenance Technician is responsible for day-to-day multiple maintenance service requests and repair and upkeep services within a portfolio of Boston and Metro North Boston area residential apartment and condominium buildings under the direction of the Property Managers.

The ideal candidate will have 1+ years of residential property maintenance experience, and must have a well-rounded industry skill set, and external outside contractor supervisory experience, including communication and coordination.

Work is to be performed in a high-quality manner with a sense of urgency.

Clients and property must be treated with the utmost respect and hospitality.

Job Details
  • Location:

    Boston and Metro North Boston area (will travel as needed)
  • Shift: 1st Shift M-F Full Time
  • Pay: $25.00+ DOE plus mileage reimbursement
  • Overtime: available separately @ 1.5 for On Call and Snow Removal

Responsibilities
  • Completion of all maintenance service requests as assigned.
  • Complete turnover inspection and repair process of vacant apartments as directed by the Property Manager.
  • Schedule and complete regular preventative maintenance.
  • Coordinate special projects as directed by the Property Manager.
  • Coordinate access and assist in monitoring all work being performed by outside contractors and vendors.
  • Provide 24-hour emergency maintenance service as scheduled.
  • Monitor and maintain building systems as assigned.
  • Alert the Property Manager of any unusual occurrence and/or damage that have taken place or may occur.
  • Solve maintenance and repair issues enthusiastically and creatively as they arise.
  • Maintain a professional courteous manner with all clients, residents, vendors, contractors, and fellow employees.
  • Ensure safety standards are used which comply with all company, local, city, state, and federal guidelines.
  • Job requires exerting 50+ pounds of force occasionally, 25-50 pounds of force frequently, or 10-20 pounds of force constantly.
Qualifications
  • High School or GED required.
  • Personal vehicle/own tools required (basic).
  • Certifications, current special licenses (HVAC, Electrical) highly encouraged.
  • 1+ years professional maintenance experience in a fast-paced environment, serving a wide range of tasks and a high level of communication.
  • Experience in the property management industry or hospitality required.
  • Experience specifically in residential property management highly recommended.
  • Plumbing: repair, replacement, or installation of faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines.
  • Electrical: repair, replacement, or installation of power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, and garage door openers.
  • Drywall repair: filling in small holes caused by nails and minor dings from normal wear and tear.
  • Painting: minor touchups following damage repair and new coats of paint applied to unit walls between vacated units and new tenants.
  • Appliance repair: repair, replacement, or installation of major household appliances such as refrigerators, dishwashers, ranges, ovens, washers, dryers, hot water tanks, and air conditioners.
  • Snow removal: shoveling, blowing, or plowing snow away from covered walkways and driveways, and laying down rock salt on icy surfaces to prevent slipping.
