Job Overview:

Serves as Maintenance Technician for the community association working with the Building Engineer. Closely monitors, identifies, and communicates problems in all phases of general building maintenance, including carpentry, electrical, HVAC, plumbing, mechanical, painting, flooring, patching, general hardware, and other building repairs. Makes recommendations, performs repairs and replacement maintenance, and implements preventive maintenance in accordance with Company procedures and guidelines.

Your Responsibilities:

* Provide regular status updates to the Chief Engineer and General Manager.

* Monitor and maintain tools and supplies inventory each day.

* Take initiative to act with minimal supervision.

* Recognize and address problems quickly and decisively.

* Promptly respond to emergencies; coordinate with other responders to ensure the safety of the community.

* Understand and adhere to budgets.

* Complete regular property inspections and prepare status reports.

* Ensure that supplies and tools are always attended to and stored out of sight when possible.

* Perform minor and major repairs of common area buildings and equipment as needed, document work for follow-through in the appropriate work order system, and inform the supervisor when appropriate.

* Regularly inspect the property for burned-out lights and replace them.

* Maintain all mechanical systems, including heating, cooling, and ventilation.

* Perform seasonal maintenance, such as servicing HVAC systems, boilers, and other equipment, as outlined in the preventive maintenance program.

* Maintain all electrical systems, including lighting, office equipment, and general Association requirements.

* Maintain all plumbing systems, learn the location of all riser shut-off valves, create and maintain a written log of each valve location, and be responsible for all shut-downs.

* Maintain all fire protection and security systems, including required maintenance, inspections, and documentation.

* Monitor the performance of service contractors and building repair and maintenance contractors.

* Inventory and procure maintenance supplies.

* Support disaster preparedness by identifying potential risks, developing response plans, and assisting with crisis management.

* Complete reports and work orders documenting repairs.

* Be available to work weekends as needed and participate in the emergency on-call rotation.

* Recognize and address problems quickly and decisively.

Skills &

Qualifications:

* Excellent organizational and project management skills.

* Exceptional communication and interpersonal skills.

* Ability to read and interpret blueprints and plans.

* High school diploma or equivalent preferred.

* Two years of experience in building maintenance and repair work.

* Ability to follow verbal and written instructions, maintain accurate records, complete logs and journals, and perform administrative operational functions.

* Knowledge of the basic principles of plumbing, HVAC, electrical, and carpentry.

* Ability to operate a variety of hand and power tools, including drills, power washers, and other equipment used in building maintenance.

* Knowledge of the methods, materials, and equipment commonly used in maintenance and repair work.

* Basic proficiency with Microsoft Office and comfort using various technology platforms, applications, and computer programs.

* Ability to work independently with minimal supervision.

* Professional appearance and demeanor.

Physical Requirements:

* Ability to climb ladders and work at heights above ground level (up to 3 feet).

* Ability to operate computers, peripherals, standard and customized software applications, and typical office equipment.

* Ability to safely lift 50 pounds or more.

* Valid driver's license and ability to drive.

* Ability to work in a variety of environmental conditions, including exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and chemical fumes, cleaning solvents, grease, machinery with moving parts, and dust.

* Ability to stand and walk on hard surfaces for extended periods and regularly perform physical activities including lifting, bending, stooping, reaching, climbing, pushing, and pulling.

Compensation:

$38.00 - $42.00 per hour
