The Building Engineer II is a skilled, mid-level facilities professional responsible for the safe, reliable, and efficient operation, maintenance, troubleshooting, and repair of building systems and infrastructure. The position performs journey-level work in one or more technical specialties while providing support across multiple building trades and facility services. Responsibilities may include HVAC, mechanical, electrical, plumbing, building automation and controls, life-safety systems, carpentry, masonry, painting, welding, machining, grounds, and general building maintenance.

The Engineer II works independently or as part of a facilities team and exercises sound judgment in diagnosing equipment problems, prioritizing work, responding to emergencies, and coordinating maintenance activities.

Key

Duties & Responsibilities Building Systems Operations & Maintenance
  • Operate, monitor, inspect, and maintain HVAC, boilers, chillers, pumps, air-handling units, cooling towers, refrigeration, and other mechanical systems.
  • Operate and maintain electrical distribution, lighting, emergency power, generators, UPS systems, and related infrastructure within assigned responsibilities.
  • Maintain and troubleshoot plumbing, domestic water, sanitary, piping, valves, pumps, and fixtures.
  • Operate and monitor building automation/management systems (BAS/BMS), environmental controls, alarms, and automated equipment.
  • Maintain mechanical rooms, utility areas, equipment rooms, and general building infrastructure.
  • Support efficient building operation, occupant comfort, equipment reliability, and energy conservation.
Inspections, Troubleshooting & Repairs
  • Conduct routine inspections of facilities, equipment, and building systems to identify deficiencies, safety concerns, and maintenance needs.
  • Troubleshoot, diagnose, and repair mechanical, electrical, HVAC, plumbing, and other facility-system malfunctions.
  • Use technical manuals, drawings, schematics, meters, diagnostic equipment, and computerized systems to identify problems and determine corrective action.
  • Perform repairs, installations, replacements, modifications, and upgrades to building systems and infrastructure.
  • Escalate complex issues to supervisors, specialized technicians, engineers, or contractors when appropriate.
Preventive & Predictive Maintenance
  • Perform scheduled preventive and predictive maintenance on building systems and equipment.
  • Complete inspections, lubrication, filter and belt replacement, adjustments, cleaning, testing, calibration, and other routine maintenance.
  • Identify aging, deteriorating, or unreliable equipment and recommend repair, replacement, or improvement.
  • Maintain accurate maintenance histories and recommend adjustments to preventive-maintenance schedules as needed.
Facility Services & Work Orders
  • Respond to facility service requests and work orders in a timely and professional manner.
  • Prioritize work based on safety, urgency, operational impact, and established service requirements.
  • Utilize CMMS or other computerized facility-management systems to receive, update, document, and close work orders.
  • Maintain accurate records of work performed, materials used, equipment conditions, inspections, and follow-up requirements.
  • Communicate work status, operational impacts, delays, and recommended corrective actions to appropriate personnel.
Safety, Compliance & Emergency Response
  • Perform all work in accordance with applicable safety procedures, building and mechanical codes, environmental requirements, and organizational policies.
  • Follow lockout/tagout, confined-space, hot-work, fall-protection, electrical-safety, and other applicable safety procedures.
  • Support inspection, testing, and maintenance of fire protection, emergency power, alarms, and other life-safety systems.
  • Respond to building emergencies, equipment failures, utility interruptions, leaks, alarms, and other facility-related incidents.
  • Take appropriate action to protect people, property, equipment, and critical operations.
  • Participate in emergency response, after-hours, on-call, or rotating coverage as required.
Contractor, Vendor & Project Support
  • Coordinate with contractors, vendors, service providers, inspectors, and other outside resources.
  • Assist with quotes, service recommendations, scheduling, access, and coordination of contractor activities.
  • Monitor contractor work for safety, quality, and compliance with established requirements.
  • Support renovation, construction, equipment replacement, commissioning, and capital-improvement projects.
  • Assist with equipment start-up, testing, documentation, and project turnover.
Required Knowledge, Skills & Abilities
  • Working knowledge of commercial or institutional building systems and facility operations.
  • Demonstrated troubleshooting and repair skills involving mechanical, HVAC, electrical, plumbing, or related systems.
  • Knowledge of preventive maintenance practices and facility-management principles.
