Job SummaryUnder the supervision of the Branch Director, the Maintenance Coordinator will oversee and coordinate the maintenance needs of assigned residential homes or agency‑owned property. The Coordinator will interact with program participants and must be familiar with the Residential Services Guidelines issued by the Division of Developmental Disabilities. The role upholds the agency mission to serve individuals with developmental disabilities by providing an array of residential and other support services that maximize the person’s quality of life.
Day‑to‑DayResponsibilities
- Perform general repairs including lock re‑keying or replacement, minor appliance repairs or replacement recommendation, interior and exterior painting, drywall repair, minor plumbing or electrical repairs, and coordinate with outside vendors for major repair services.
- Assist clients in maintaining safe and healthy living environments by completing routine maintenance and ensuring equipment is in safe operating condition.
- Maintain survey, maintenance and repair records for each assigned home, including smoke detectors, gutter cleaning, chimney cleaning and upkeep, and water heater and furnace maintenance with filter replacement.
- Receive and investigate maintenance requests and communicate with agency personnel regarding client‑related damages.
- Coordinate with vendors to prepare bids and seek cost approval; coordinate payment or reimbursement with finance personnel.
- Communicate repair and maintenance needs to agency personnel and landlords and maintain working relationships with contractors and service providers.
- Be available for on‑call needs and provide immediate response for emergency repairs as required.
- Provide oversight and education to designated staff about fire control, steam, water, pump and generator systems; inspect these systems to ensure safe operation.
- Interact with clients respectfully and support participation in home maintenance and general upkeep when appropriate.
- Operate a personal vehicle regularly and maintain it in safe operating condition.
- Participate in staff meetings, trainings and required annual education, including 12 hours of continuing education per Policy 3.20, blood borne pathogen training and mandated reporter training.
- Maintain required certifications and licenses, including Washington State driver’s license and vehicle registration, First Aid and CPR, and automobile insurance meeting state requirements.
- Maintain professional working relationships with employees, clients’ families and management.
- Perform other duties as assigned.
- Ability to recognize when something is wrong and notify appropriate personnel.
- Knowledge of basic construction and maintenance practices and the ability to apply this knowledge to general repairs.
- Ability to troubleshoot and repair common household fixtures and structures.
- Ability to perform physical tasks repeatedly while following safety standards.
- Intermediate customer service skills, including quality control, customer satisfaction and meeting deadlines.
- Ability to safely operate manual and power tools such as drills, hammers and saws.
- At least 18 years of age.
- High School Diploma or GED.
- At least one year of general maintenance experience.
- Basic to intermediate computer skills, including Word, Excel and Outlook.
- Washington State driver’s license, current vehicle insurance and ability to be covered by agency insurance based on driving record.
- Background inquiry clearance from an authorized state agency.
$27.00–32.60/hr
