Position: FACILITIES MAINTENANCE WORKER

Under general supervision, performs a variety of semi-skilled work associated with the maintenance and repair of City facilities, buildings and facilities; and performs related duties as assigned.

This description is intended to indicate the essential functions and levels of work difficulty of the position and is not intended to describe in detail all of the position's specific duties and responsibilities nor exclude other duties of similar level or difficulty.? Additionally, it is not intended to limit management's rights to assign, direct, and control the work of employees beyond the essential functions under their supervision.

Performs minor painting work; paints and/or plasters interior or exterior surfaces; prepares surfaces for painting or finishing; mixes and matches paints and stains; putties, plasters, fills, and repairs cracks and holes in surfaces.

Performs carpentry and construction work and repairs; install sand repairs dry wall;removes and replaces broken and damaged glass and mirrors in windows, doors, and walls; caulks windows; installs ceiling tiles, baseboards, and thresholds; installs and repairs carpeting, vinyl flooring and ceramic tile.

Performs concrete masonry work and repairs including forming, pouring, and finishing concrete, concrete block, concrete pavers and stucco walls.

Assists Electrical Department as requested to maintain, repair, and replace electrical fixtures such as switches, outlets, light fixtures and exhaust fans; replaces fluorescent tubes and light bulbs in a variety of fixtures; assists Electricians with the installation of wire, conduit, and electrical equipment.

Performs plumbing work, repairs leaking faucets and pipes; unstops and repairs toilets and drains; changes out plumbing fixtures; assists Plumbers in installing, maintaining, and repairing the City's plumbing system and related plumbing fixtures.

Assists HVAC Technicians with cleaning, servicing, and maintaining the City's HVAC systems; replaces or cleans filters, vents, fans and ducts; maintains and replaces thermostats.

Inspects and maintains roofing drainage systems to ensure roofing materials are watertight; maintains built-up, tile, membrane, and shingle roofing systems per manufacturers’ specifications.

Maintains, repairs and installs locking devices and other security hardware for offices and facilities.

Performs facility inspections and building checks, writes work orders, plans, and schedules work; coordinates work with other trades and departments.

Utilizes facility database system to look up and review work orders and enter time and material costs; estimates time, materials, and supplies required for work orders and preventive maintenance; orders or purchases materials, equipment and supplies; reconciles monthly purchase receipts made with purchasing cards.

Reads and interprets blueprints, layouts, schematics, specifications, drawings and written instructions.

Operates City vehicles and other light-duty equipment to perform maintenance and repair work such as tailgate lifts, lift trucks, scissor lifts, manlifts, forklifts and knuckle booms.

Removes graffiti using water, sand blasters, and solvents from interior and exterior surfaces on public, private, and commercial property requested by Public Works.

Performs maintenance work to City facilities.

High school diploma or equivalent. One (1) year of experience in facilities maintenance, construction or a closely related field.

Note:

An equivalent combination of related training and experience may be considered.

Possess and maintain a valid Nevada or "border state" driver's license, as defined by NRS 483.

Must possess or have ability to obtain within twelve (12) months of appointment, forklift certification.

All above licenses and certifications are conditions of employment.

Required licenses and certifications must remain valid and in effect throughout incumbency.

Must pass a nationwide fingerprint-based record check, and a wants/warrants check.

KNOWLEDGE, SKILLS, AND ABILITIES

Knowledge of functions and characteristics of tools used in the repair, maintenance and construction of public buildings, facilities and fixtures; materials used in building construction, maintenance and repair activities; standard carpentry construction; maintenance and repair procedures; safe working practices; procedures, principles and practices of supervision.

Skill in using personal computers and telephones.

Ability to identify maintenance and repair needs in City buildings; select appropriate materials and equipment to efficiently perform carpentry work; perform carpentry and painting work; maintain records and prepare reports; communicate effectively verbally and in writing; effectively explain policies and procedures; establish and maintain effective working relationships with those contacted in the course of work; and follow written and verbal instructions.
