Maintenance Superintendent

Overview

The Maintenance Superintendent reports to the Community Manager or Maintenance Manager and is responsible for the overall maintenance of one or more residential sites.

• Participate in all maintenance projects, inspect all units, buildings and common areas, perform repairs and janitorial assistance as needed.
• Schedule work orders and coordinate contractor activities, negotiate contracts and scopes of work.
• Control stock of maintenance materials, train maintenance technicians and coworkers.
• Maintain accurate records for preventive maintenance, work orders, apartment refurbishing, inspections, inventories, purchase orders, contracts and suppliers.
• Assist with scheduling annual apartment inspections and move‑in/move‑out inspections.
• Perform detailed maintenance tasks including light electrical repairs, plumbing work, glass/tile/carpet replacement, carpentry, paint, custodial cleaning, concrete/masonry repair, and assist exterminator when required.
• Participate in on‑call schedule for evening, weekend, holiday and emergency coverage.
• Ensure storage areas and entrances are secured and adequately lit.
• Stay current on building codes, water/gas meter cut‑offs, apartment fixture cut‑offs, sewer clean‑outs, OSHA standards and company safety policies.
• Perform scheduled maintenance on equipment per manufacturer’s recommendations.
• Maintain professional interactions with residents, contractors and property management team.
• Perform other duties as assigned.

• Standing – frequent, walking – frequent, sitting – occasional.
• Lifting – up to 30 lbs, carrying – up to 30 lbs, pushing – up to 30 lbs, pulling – up to 30 lbs.
• Climbing stairs and ladders, stooping, kneeling, crouching, crawling, driving vehicles or equipment, computer work – all as needed.
• Other Physical Activity – 1 lift/carry above 30 lbs, 2 push/pull above 30 lbs.

• Required Experience: minimum 3 years full‑time maintenance experience, residential property maintenance preferred; formal training or experience in carpentry, light plumbing, light electrical, painting, refurbishing, cleaning, air‑conditioning; willingness to assist in janitorial, custodial, gardening, painting; boiler license if required; familiarity with contract work hours and OSHA standards.

• Exposure to cleaning solvents, paint fumes, dust, sharp objects and live wiring.
• Work may vary from clean rental units to extremely dirty jobs such as plumbing repair and grounds work.
• Required to work evenings, weekends, holidays and on‑call hours.
