POSITION OVERVIEW

The Community Manager is the owner of their community — or communities. Depending on portfolio configuration, this role may operate as the lead manager of a single asset or as the hub of a pod of smaller communities within a defined geographic area. Either way, the standard is the same: the properties perform, the team is developed, and the residents feel it.

This is a leadership role, not a senior leasing role. You are responsible for the full operational, financial, and human performance of everything under your oversight — from resident retention and team accountability to daily inspections and collections. You will work closely with centralized leasing, the Boutique POD, and your District or Regional Manager to deliver results that reflect the Places standard.

KEY RESPONSIBILITIES

1. Team Leadership & Development

  • Supervise, mentor, and provide ongoing training to on-site team members — including Assistant Community Managers, Resident Specialists, and any pod-assigned staff
  • Set clear performance expectations, provide regular feedback, and hold team members accountable to results and ACT values
  • Support recruitment and onboarding for site-level hires in coordination with the District or Regional Manager
  • Travel between pod communities as needed to provide on-site oversight, leadership presence, and operational continuity
  • Foster a team culture grounded in accountability, care, and pride in the community

2. Resident Experience & Retention

  • Own resident satisfaction across all assigned communities — from move-in to renewal to move-out
  • Lead resident retention strategies, including renewal outreach, concern resolution, and community programming
  • Plan, promote, and host resident events that build genuine connection and community identity
  • Manage resident communications, lease violations, and escalated concerns with empathy and firm follow-through
  • Ensure the 23-minute response standard is upheld for all inquiries and the 23-hour standard for maintenance and resident concerns

3. Operations & Compliance

  • Oversee all daily site operations across assigned communities, ensuring Places SOPs and company policies are followed consistently
  • Conduct daily property walks to assess cleanliness, safety, curb appeal, and landscaping; esaclate and track findings to resolution
  • Coordinate move-in and move-out processes to ensure a seamless resident experience and accurate documentation at every step
  • Maintain strict compliance with Fair Housing laws, safety protocols, and all applicable local, state, and federal housing regulations
  • Ensure accurate, timely data entry and records management in App Folio across all assigned communities

4. Financial Management

  • Own rent collection, delinquency follow-up, and payment plan coordination across all assigned communities
  • Support the eviction process in partnership with leadership and legal teams when necessary
  • Monitor budget performance at the site level and esaclate variances to the District or Regional Manager proactively
  • Review and approve site-level expenditures within authorized limits; ensure vendor accountability and cost control

5. Leasing Partnership

  • Partner with the centralized Leasing Specialist and Director of Leasing to support occupancy goals across all assigned communities
  • Ensure tour-ready units, accurate availability, and timely communication between the leasing team and on-site operations
  • Support leasing campaigns, promotions, and traffic initiatives as directed by leadership

6. Maintenance Coordination

  • Partner with on-site and centralized maintenance teams to ensure timely work order resolution and unit readiness
  • Conduct or coordinate make-ready unit inspections and hold teams accountable to turn timelines
  • Escalate safety, habitability, or vendor performance concerns to the District or Regional Manag
