Maintenance

Technician

The Maintenance Technician assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The role also covers the make‑ready process, operating under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Attach to daily onsite attendance and respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements necessary for community common areas and units.
  • Assist with the scheduling and performance of all maintenance/repair‑related turn events.
  • Assist in the daily cleanup of the exterior, including grounds, breezeways, and all common areas.
  • Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Follow Asset key policy and maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices.
  • Participate in unit inspections and monitor inventory of equipment and supplies as requested.
  • Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc.
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model units.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on‑call emergency duties.
  • Utilize property resources, equipment and supplies economically.
  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
  • Manage excellent customer service and monitor service request turnaround and responsiveness, projecting a favorable image of the community.
  • Ensure consistency in dealing with residents on all matters and enforce community policies delegated by the immediate supervisor.
Education / Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement to accomplish tasks and travel between work sites.
  • Frequent use of ladders, stairs, ramps, step stools, and other equipment; ability to lift and move objects of 100+ lbs.
  • Ability to work in various environments, including tight spaces, overhead positions, and exposure to weather and hazardous chemicals.
  • Availability for overtime, weekends, night hours, and on‑call emergencies.
License / Equipment
  • Reliable transportation required due to the emergency on‑call requirement.
Salary Range

$17.00 to $18.00 per hour.
