The Director of Maintenance is responsible for overseeing all maintenance operations for a portfolio of commercial and residential rental properties across multiple locations. This role provides leadership to a maintenance team of up to 15 employees and oversees maintenance operations in Southeast Missouri and Western Kentucky
. The Director of Maintenance ensures properties are maintained to high standards of safety and quality while managing repair projects through effective scheduling, budgeting, and vendor coordination. This role plays a key part in protecting asset value, controlling costs, and ensuring tenant satisfaction.

Key Responsibilities Multi-Location Oversight
  • Direct and coordinate maintenance operations across multiple properties and cities in Southeast Missouri and Western Kentucky
  • Travel between locations as needed to inspect properties, oversee projects, and support on-site staff
  • Ensure consistent maintenance standards and procedures are applied across all locations
  • Supervise, train, and manage a maintenance staff of up to 15 technicians and support personnel
  • Develop, organize, and oversee daily, weekly, and long-term maintenance schedules across all locations
  • Assign work orders and projects based on priority, skill level, and geographic needs
  • Conduct performance evaluations and support ongoing staff development
Team Leadership & Scheduling
  • Supervise, train, and manage a maintenance staff of up to 15 technicians and support personnel
  • Develop, organize, and oversee daily, weekly, and long-term maintenance schedules across all locations
  • Assign work orders and projects based on priority, skill level, and geographic needs
  • Conduct performance evaluations and support ongoing staff development
Maintenance Operations
  • Oversee preventive, routine, and emergency maintenance for commercial and residential properties
  • Ensure timely completion of work orders and repairs across all locations
  • Establish and enforce maintenance standards, procedures, and safety protocols
  • Respond to after-hours emergencies as required
Bidding & Vendor Management
  • Prepare scopes of work and solicit bids for repairs, renovations, and capital improvement projects
  • Evaluate bids, negotiate pricing, and recommend vendors and contractors
  • Oversee contractor performance to ensure quality, timeliness, and compliance with agreements
  • Maintain strong relationships with vendors and service providers in each market
Budgeting & Cost Control
  • Assist in developing and managing maintenance budgets for multiple properties and locations
  • Monitor expenses and identify cost‑saving opportunities
  • Approve invoices and ensure work aligns with approved budgets and contracts
Compliance & Safety
  • Ensure compliance with local, state, and federal regulations, building codes, and safety standards
  • Maintain proper documentation for inspections, permits, and repairs
  • Promote a safe working environment for staff, tenants, and contractors
Communication & Coordination
  • Work closely with property management, ownership, and other departments
  • Provide regular updates on maintenance operations, staffing, and major projects
  • Address tenant concerns related to maintenance in a professional and timely manner
Qualifications
  • Proven experience in maintenance management for commercial and/or residential properties
  • Strong leadership experience managing teams of 10+ employees across multiple locations
  • In‑depth knowledge of building systems (HVAC, plumbing, electrical, general construction)
  • Experience preparing bids, managing vendors, and overseeing repair projects
  • Strong organizational, scheduling, and problem‑solving skills
  • Ability to manage multiple properties and priorities simultaneously
  • Proficiency with maintenance management software and standard office applications
Preferred Qualifications
  • Trade certifications or technical training
  • Experience with capital improvement projects and large‑scale renovations
  • Knowledge of Missouri and Kentucky building codes and regulatory requirements
Physical & Work Requirements
  • Ability to travel regularly between properties in Missouri and Kentucky
  • Availability for emergency response as needed
