Essential Job Functions
  • Manage day‑to‑day operations of the community, ensuring high professionalism by all Team Members in the office and on the community.
  • Adhere to MORGAN’s Leasing and Marketing, Management, Maintenance, and Emergency Procedures manuals and the Team Member Handbook.
  • Adhere to all Fair Housing laws.
  • Operate the office in a professional, clean, uncluttered, and well‑staffed manner.
  • Maintain office and resident files (paper and online) confidentially and securely.
  • Supervise the Office Team Members.
  • Supervise, with the assistance of the Lead Maintenance, the Service Team Members.
  • Create, maintain, and encourage excellent resident relations, promptly attending to resident comments, ensuring professionalism, maintaining renewal programs, and fostering community sense.
  • Master daily coordination with Lead Maintenance to monitor timely completion of all service requests.
  • Monitor and perform annual city, county, or state inspection requirements.
  • Maintain required permits for pool, spa, elevator, and signage.
  • Adhere to community budget, reporting variances, preparing monthly financials, providing financial insights to owners and senior management, assessing move‑out condition for final account statements, submitting annual budget data, and managing accounts payable.
  • Collect and process rental payments in a timely manner, post entries, ensure compliance with policies and lease agreements, and handle legal notices for late fees, eviction, and court hearings.
  • Recruit, interview, hire, counsel, promote, and terminate Team Members in collaboration with Regional Property Manager, Human Resources, and Senior Vice President.
  • Monitor daily work and professional growth, schedule vacation, holidays, and sick time, enforce dress code, conduct performance reviews, ensure required training completion.
  • Drive marketing initiatives to attract qualified traffic, understand market trends, provide fresh marketing ideas, and achieve budgeted goals.
  • Perform all essential functions from Assistant Manager and Leasing Consultant job descriptions as business dictates.
