What You'll DoEssential Job Functions:
- Manage the day‑to‑day operations of the community to achieve the highest level of professionalism.
- Adhere to MORGAN’s Leasing, Marketing, Management, Operations, Maintenance, and Emergency Procedures manuals and Team Member Handbook.
- Observe all Fair Housing laws.
- Operate the office in a professional, clean, uncluttered, and well‑staffed manner.
- Maintain office and resident files (paper and online) confidentially and securely.
- Supervise the Office Team Members.
- Supervise, with assistance of Lead Maintenance, the Service Team Members.
- Create, maintain, and encourage excellent resident relations.
- Promptly attend to and resolve resident comments, concerns, or complaints.
- Ensure all Team Members are professional and friendly to residents, following MORGAN’s non‑fraternization standards.
- Maintain a resident renewal program and foster a sense of community.
- Supervise the service team with Lead Maintenance: meet daily, monitor service request completion, schedule projects, perform annual inspections, keep community permits current.
- Manage financial responsibilities: adhere to the community budget, prepare monthly financials, report variances, provide financial information to owners and senior management, assess move‑out conditions for final accounts, submit annual budget data, process accounts payable, and monitor rental collections.
- Collect rent timely, deposit checks, input resident ledger entries, ensure compliance with policies and lease agreements, give proper legal notices and handle evictions.
- Handle all personnel issues: recruit, interview, hire, counsel, promote, terminate Team Members with assistance from Regional Property Manager, Human Resources, and SVP. Monitor work and professional growth, schedule vacation and time off, enforce dress code, conduct performance reviews, ensure required training, and meet all training requirements.
- Create and monitor the marketing of the community: drive qualified traffic, understand the sub‑market, provide marketing ideas, and achieve budget goals.
- Perform all essential functions listed in the Assistant Manager and Leasing Consultant job descriptions as required.
