Job Overview
As a Maintenance Staff Member, you’ll be responsible for ensuring that all mechanical systems and equipment are operational and properly maintained and all common areas are kept clean, aesthetically appealing, and disinfected.

- Routinely walk floors, including roof checks, to identify problems and report to supervisors.
- Ensure all safety precautions are followed while performing work.
- Maintain a working relationship with building staff.
- Paint all common areas and perform touch‑ups as needed; inspect areas requiring paint and advise the manager.
- Complete daily work orders as scheduled.
- Maintain assigned equipment in good working condition.
- Perform casual labor such as lifting or moving heavy items as directed by supervisors, following appropriate safety procedures.
- Carry out minor maintenance replacements and repairs in carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, and other building repairs through daily scheduled work orders.
- Follow safety procedures and maintain a safe work environment.
- Perform maintenance replacement and repair tasks that do not require a permit.
- Be able to properly utilize new equipment and follow safety procedures prior to use.
- High school diploma or equivalency preferred.
- At least 2 years of general experience in building trades, repair, or maintenance.
- Strong written and verbal communication skills.
- Excellent customer service, communication, and interpersonal skills.
- Multilingual ability is desirable.
- Ability to lift up to 50 lbs with proper safety procedures.
- Work in an upright standing position for long periods; reach overhead; full range of mobility in upper and lower body.
- Perform various positions (stooping, standing, bending over, sitting, kneeling, squatting) for extended periods, climb stairs, navigate the property quickly, and use ladders and A‑frames up to 14 ft and extension ladders up to 21 ft.
- Work in diverse environmental conditions (heat, cold, wind, rain, humidity).
- Repeat motions with wrists, hands, and fingers.
- Occasionally lift, pull, and push materials and equipment up to 50 lbs.
- Communicate and exchange information orally and in writing.
- Maintain a valid Florida driver’s license.
