Our client is looking for a Service & Warranty Project Manager to manage warranty work, service requests, and smaller construction projects across completed custom homes.
This is different from a traditional PM role where you may spend a year or more focused on one large project. You’ll have a number of smaller projects and service items going at the same time and will be responsible for prioritizing the work, coordinating subcontractors, managing schedules and budgets, and making sure each item gets completed.
The work can range from troubleshooting water intrusion and other building issues to coordinating appliance or hardware repairs, warranty items, additions, decks, and other projects requested by existing clients. Most of the work is completed through subcontractors, with support from internal team members when needed.
You’ll also work directly with homeowners and property managers, so they need someone who understands construction but can also communicate well with clients and keep multiple priorities organized.
What You’ll Actually Do:- Manage multiple service requests, warranty items, and small projects at the same time.
- Develop scopes, schedules, budgets, and resource plans for each project.
- Troubleshoot construction and warranty issues and determine the best path to get them resolved.
- Coordinate subcontractors, service technicians, suppliers, materials, and equipment.
- Prioritize work based on urgency, client needs, available resources, and project requirements.
- Manage project budgets, expenditures, procurement, and change orders.
- Communicate directly with homeowners, property managers, architects, engineers, and subcontractors.
- Visit projects as needed to inspect work, troubleshoot issues, and ensure quality.
- Maintain project documentation, schedules, contracts, change orders, and progress reports.
- Help manage and coordinate the post-construction/service team.
- 7–10 years of construction management experience
- Project management experience with budgeting, scheduling, subcontractor management, and client coordination.
- Broad understanding of residential construction and building systems.
- High-end residential experience is preferred but not required; commercial and other GC backgrounds will be considered.
- Strong organization and ability to manage a large number of smaller projects and changing priorities.
- Strong troubleshooting and problem-solving skills.
- Comfortable communicating directly with homeowners and property managers.
- Ability to read construction drawings, plans, and specifications.
- Autodesk Construction Cloud experience is a plus.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field is preferred but not required.
- In office in Bozeman, MT with travel to project sites as required
- $108–128k DOE + discretionary bonus
- Company vehicle or $400/month vehicle allowance plus mileage
