SummaryThe main responsibilities of the Groundskeeper involve the maintenance of the property to improve and maintain its attractive exterior. The Groundskeeper will also help the rest of the staff, as indicated, in its efforts to manage the property efficiently. We are looking for you to have a positive attitude towards change with great ability to adapt in a fast‑paced environment. You should be an energetic self‑starter who can function effectively with minimal supervision.
This is an hourly position with benefits and paid time‑off.
Carry out all business in accordance with the policies and procedures of the company, state and federal laws such as OSHA, ADA, fair housing, etc.
Preventive Maintenance / Security- Check and replace exterior lighting on a regular basis.
- Maintain and clean the pool if certified.
- Maintain safety precautions at all times.
- Constantly observe and correct unsafe conditions in the property's apartments.
- Track service dates (water, electricity, etc.) and monitor meter expirations.
- Ensure storage areas remain closed when not in use.
- Physically walk the property frequently and eliminate waste, debris, cigarette butts and animal feces in the enclosure.
- Maintain office administration areas, pool area, laundry room, mailroom, display units, stairs, roofs, trash bins, recreation areas, areas adjacent to roads, corridors, outdoor lighting fixtures, parking lots and driveways.
- Collect garbage daily, remove furniture, trash, abandoned boxes, and transfer to appropriate containers.
- Detail the property regularly: clean and rake shrubs, shovel mud, keep sidewalks free of loose grass.
- Repair and replace windows, lamps, sliding doors, glass, perform routine maintenance as requested by the director or technical maintenance manager.
- Assist with physical tasks such as removing fences, digging holes, transporting furniture.
- Help with setting duties and storage shop areas.
- Carry out paint work inside and outside when prompted.
- Respond to service requests and follow procedures.
- Change locks, reschedule, and create keys as needed.
- Distribute communications to residents.
- Maintain a clean work area and perform security‑related tasks.
- Help keep grounds clean and litter‑free.
- Carry out other complementary functions assigned by leadership.
You must meet all physical requirements and be able to follow instructions.
Working Hours40 hours per week. Schedule may change as needed, including weekends.
