Job Summary:
This position completes technical and mechanical tasks that safeguard the physical properties of the buildings, grounds, amenities, and common areas of the property to meet the Company’s standards for cleanliness, presence, safety, and complete functionality.

Responsibilities- Completes assigned work orders, as well as preventative maintenance on the property by identifying the source of the deficiency or trouble, and making repairs in accord with recognized policies, procedures, safety standards, and code requirements.
- Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, ensuring vendors are doing the correct and completed work, requesting needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Follows procedures for obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking items used, returning unused items to vendors, and notifying the maintenance supervisor or manager about re-ordering needs.
- Completes documentation in a timely, accurate, and complete method so that service requests can be properly documented and followed.
- Support in maintaining the grounds, common areas, and amenities by picking up trash, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Maintains cost-cutting and expense control programs by repairing rather than replacing parts when feasible, not being wasteful with materials and supplies, and applying the appropriate use for tools and equipment.
- Comply with safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and reporting accidents and incidents immediately and correctly.
- Complete and stay up to date on all training and meetings.
- Assist in organizing daily and periodic property inspections to identify safety and risk management matters, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
- Inventory maintenance, requisition requests, required maintenance reports.
- EPA certifications Type 1 and II or Universal for refrigerant recycling (Applies to Certified Service Technicians).
- All certifications as required by State and Local jurisdictions (Applies to all Service Technicians).
- Valid driver’s license to operate a golf cart on property.
- Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, and equipment listed for the role (hand tools, power tools, user-moved aids, mechanical equipment, measuring devices).
- Constant need (66% to 100%) to be on feet; various physical activities including bending, stooping, kneeling, reaching, lifting (over 150 lbs occasionally with assistance).
- Ability to climb stairs and ladders, push/pull equipment, grasp and handle tools, and perform routine maintenance/repairs.
- Vision: constant to frequent needs to document, read labels, and see details; hearing and speaking: constant to frequent needs to communicate with staff, vendors, and residents.
- Driving: frequent need to use personal transportation to obtain parts and supplies; valid driver’s license and insurance required.
- Indoors 66%–100%; outdoors 33%–66%; variable conditions, including paint fumes and solvents in make-ready contexts.
- Moderate: apply principles of logical thinking to practical situations and follow standardized procedures that may involve minor deviations.
- In-house work knowledge; sheetrock/paint experience; appliances repair experience; basic general repairs.
- Understanding of liability and risk mitigation; proactive inspection approach; ability to escalate issues; on-call availability (respond within 1 hour).
- Able to troubleshoot remotely; budget-conscious ordering; curb appeal experience; manage and produce quality make-readies and work order completion.
