Gulf Coast Association Management (GCAM) is growing, and we're looking for an experienced, Florida-licensed Portfolio Community Association Manager (CAM) who wants to grow with us.
Our Association Management division has an established portfolio of communities—and more communities are coming onboard. We're looking for a CAM who can step in and manage a portion of our current portfolio while helping us successfully welcome and build relationships with our upcoming properties.
This is an opportunity for an experienced CAM who enjoys working with Boards, solving problems, building relationships, and being part of a team that is actively growing.
We aren't looking for someone to simply manage tasks. We're looking for someone who takes ownership of their communities. What You'll DoAs a Portfolio CAM, you'll serve as the primary professional partner between GCAM and the Boards and communities you manage. You'll be responsible for the day-to-day management of your portfolio while delivering proactive, responsive service.
Your responsibilities will include:
- Manage a portfolio of HOA and condominium communities.
- Serve as the primary point of contact for Boards of Directors.
- Develop strong relationships with Board members, homeowners, vendors, and internal team members.
- Organize and attend Board meetings, including preparing agendas, reports, and supporting materials.
- Assist Boards with executing governing documents and complying with applicable Florida Statutes, including Chapters 718 and 720.
- Prepare and manage annual budgets and review association financial reports.
- Code invoices and assist with association financial management.
- Conduct common-area, property, and covenant/CCR inspections.
- Coordinate vendors, contractors, maintenance, repairs, and community projects.
- Identify maintenance and property concerns and provide recommendations to Boards.
- Address homeowner concerns and assist with enforcement of community rules and regulations.
- Maintain consistent and professional communication with Boards and residents.
- Help successfully onboard new communities as GCAM continues to expand.
We're looking for someone who already understands community association management and is ready to bring that experience to a growing team.
Our ideal candidate has:- 5+ years of Community Association Management or similar experience.
- Strong understanding of association budgeting and financial management.
- Knowledge of applicable Florida community association laws and regulations.
- Experience working directly with Boards of Directors.
- Strong vendor and project-management skills.
- Excellent written and verbal communication skills.
- Strong organization and time-management skills.
- The ability to independently prioritize a busy portfolio.
- A proactive, solutions-focused approach.
- Strong computer and technology skills.
- Vantaca experience is highly desirable.
- Valid Florida driver's license.
You're organized enough to know what's happening across your communities without someone having to remind you.
You're responsive—but you also understand that great association management isn't just reacting to emails.
You anticipate needs. You communicate. You follow through.
You're comfortable speaking with Boards, homeowners, vendors, and contractors, and you know how to remain professional when conversations become challenging.
