Job SummaryThe Maintenance Porter is responsible for maintaining the cleanliness and appearance of the property, including common areas, grounds, and facilities. This position supports the overall maintenance team by handling tasks related to cleaning, trash removal, basic repairs, and ensuring the property is well‑kept for residents and visitors.
ResponsibilitiesCleaning & Janitorial Duties:
- Sweep, mop, and clean floors in hallways, lobbies, stairways, and common areas.
- Clean windows, doors, and walls in common areas.
- Dust and sanitize common surfaces and furniture.
- Empty trash and recycling containers in common areas and ensure proper disposal.
- Maintain cleanliness of exterior grounds, including removing litter and debris.
Maintenance Support:
- Assist with basic maintenance tasks, such as changing light bulbs, replacing air filters, and small repairs.
- Report maintenance issues to the supervisor or maintenance team.
- Assist with snow removal, lawn care, and other seasonal tasks as needed.
Exterior and Grounds Maintenance:
- Sweep and clean exterior walkways, parking lots, and entryways.
- Ensure all entrances and common areas are accessible and safe.
- Maintain landscaping and plant areas by watering and occasionally weeding or trimming.
Customer Service:
- Assist residents and guests with requests for information or directions.
- Respond to emergency situations (e.g., spills, hazards) as needed.
- Ensure that all areas of the property are free from hazards.
- Report any safety violations or concerns to the supervisor.
- Assist with inspections to ensure cleanliness and safety compliance.
Other Responsibilities:
- Comply with WGA’s safety and risk‑management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents immediately and correctly.
- Complete and stay up to date on all training and meetings.
- Assist in organizing every day and periodic property inspections to identify safety and risk management matters, keep the property in good repair, and communicate worries about the physical needs of the property to management.
- Write inventory maintenance, requisition requests, required maintenance reports.
- Incumbents must have all certifications as required by the State and Local jurisdictions. (Applies to all Service Technicians.)
- Incumbents must have a valid driver’s license to operate a golf cart on property.
- Hand Tools:
Various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc. - Power Tools:
Wrenches, grinders, sanders, drills, saws, etc. - User‑Moved Aids:
Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders. - Mechanical Equipment:
Motors, pumps, compressors, blowers, electric and hand power augers, etc. - Measuring Devices:
Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.
- Constant need (66% to 100% of the time) to be on feet.
- Bend / Stoop / Squat / Kneel – perform routine maintenance/repairs, pick up tools and equipment.
- Climb stairs – service requests, make ready needs for 2nd and 3rd floor apartments.
- Push or pull – move equipment, appliances, open and close doors, etc.
- Reach above shoulder – perform routine maintenance/repairs, stock and remove equipment, parts, etc.
- Climb ladders – perform routine maintenance/repairs.
- Grasp / grip / turning – handle tools and equipment, perform routine maintenance/repairs.
- Finger dexterity – handle tools and equipment, perform routine maintenance/repairs.
- Lifting/carrying: 150+ lbs – rare need (less than 1% of the time); 75-150 lbs – occasional need (1% to 33% of the time); 25-75 lbs – frequent need (33% to 66% of the time); 1-25 lbs – constant need (66% to 100% of the time).
NOTE:
Lifting and carrying weights exceeding 50 lbs. is often accomplished with assistance from one or more people. Examples of the heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc.
