As a Maintenance Technician, you will maintain amenities and apartment interior spaces, fully preparing apartment homes for new residents and maintaining the condition of occupied apartments. The position requires traveling to and working at communities as requested within specific regional portfolios.
Key Responsibilities- Work from check lists, schedules, service requests, logs, contracts, warranties, and instructions.
- Track and determine the status of service requests in the computer system and close records for completed orders, investigating and resolving issues where orders are past due.
- Update and maintain records and documentation including EPA logs, MSDS sheets, smoke detector records, asset inventory, fire log, compactor log, and pool log, ensuring records are current and accurate.
- Maintain spare parts inventory, requisition supplies, materials, and parts as required.
- Conduct and document move‑in and move‑out inspections, orient new residents to the operation of appliances, and respond to questions.
- Respond to punch lists and prepare apartments for move‑in, resolving checklist items and performing repairs (e.g., floor covering, walls, countertops, fixtures, fans, windows, doors, appliances).
- Investigate and repair mechanical, electrical, plumbing, or HVAC issues reported by residents or staff.
- Paint interior and exterior surfaces and fixtures throughout properties, including apartments, clubhouses, amenity areas, compactor areas, speed bumps, signs, posts, gates, street markings, and handrails.
- Process assigned grounds area, performing trash collection, compactor maintenance, pressure washing of buildings, stairs, and breezeways.
- Clean and scrub pool and deck surfaces, check water, and treat with prescribed chemicals under supervision or as certified.
- Check and repair irrigation systems, rake recreation areas, straighten signs and poles, and paint signage as assigned.
- Perform preventive maintenance routines such as changing filters, checking smoke detectors, replacing batteries, changing light bulbs, performing routine plumbing repairs, and updating exterior light map.
- Assist in moving appliances into and out of apartments and in cleaning vacant apartments.
- Respond to maintenance inquiries from staff and residents, and execute special projects to improve aesthetics, safety, or quality of properties.
- Maintain property grounds, notify supervisors of hazards, damage, or unsightly conditions, and replenish materials as needed.
- Available for on‑call duty, nights, and weekend work.
- 16 days of paid time off and 7 paid holidays in the first year.
- 401(k) program with up to $5,250 in company match annually, including 150% match on the first 3% of your contribution and 50% match on contributions between 4% and 10%.
- Rental discounts: 20% for all full‑time team members and 50% for resident maintenance positions.
- All team members are eligible to participate in performance and role‑specific bonus programs.
- High school diploma, GED, or equivalent.
- Over three years of experience in maintenance, with knowledge of painting, plumbing, electrical, appliance repair, carpentry, landscaping deficiencies, irrigation repair, and general troubleshooting.
- Strong customer service skills, clear and caring communication, ability to work independently with urgency, and solutions orientation.
- Ability to learn industry‑leading technology to provide efficient and effective service.
- Certified Pool Operator (CPO) certification may be required. EPA certification (Universal or both Type I and Type II) is required; must be provided at hire or obtained within six months via company training.
- Knowledge of mathematics and analytical use of drawings, manuals, schematics, and precision measuring instruments (e.g., A/C gauges, digital scales, electrical testers).
- English proficiency (speaking, reading, writing) for safety and productivity.
Pay is commensurate with experience.
