Job Summary

BELL Construction is hiring for a Quantity Take Off Specialist to join their Preconstruction group in Brentwood, TN. The Quantity Take-Off Specialist is responsible for creating complete and accurate quantity surveys and take-off for all contract types for review by the Preconstruction Manager and Project Team.

Job Responsibilities
  • Assists Preconstruction team by quantifying elements of construction using plans and estimating software for all divisions of work.
  • Capable of generating accurate quantities of work during take-off utilizing the standard unit of measure for each specific scope (SF, SY, CY, CF, LS, EA, etc.).
  • Ability to create spreadsheets that can calculate, compare, and summarize quantities of construction materials.
  • Provides take-off consistency between SD, DD, and CD drawings, including keeping take-off descriptions consistent across estimate types and different projects.
  • Reviews contract documents, including drawings and specifications, with the ability to understand the scope of work, project constraints, construction tolerances, and different materials.
  • Understands the differences between SD, DD, and CD documents and completes take-off utilizing partially complete or in progress design documents. Able to conceptually visualize the general intent on incomplete documents.
  • Maintains organized records, working drawings, and take-off summaries that are consistent from project to project.
  • Develops RFI's and clarifications that are accurate, clear, and concise. Must understand that the answer may be elsewhere in the documents, and all should be reviewed prior to issuing the RFI.
  • Performs a comprehensive "bid day" analysis and scoping of specific assigned trades.
  • Creates exhibits for review purposes showing take-off assumptions and communicating to others what has been included or excluded from quantity take-off.
  • Performs additional responsibilities as required.
Education & Experience
  • Minimum required – Bachelor’s Degree in Construction Management or related field.
  • Minimum required – One (1) year of construction estimating or related experience.
Knowledge & Skills
  • Proficient in Microsoft Office Suite, including Excel, PowerPoint, Outlook, and Word.
  • Previous experience Bluebeam, On-Screen Takeoff (OST), or equivalent software preferred.
  • Competent in reading, understanding, and organizing construction plans and specifications.
  • Ability to work independently under pressure while exercising excellent judgement and meeting established deadlines.
  • Strong organizational, analytical, and time management skills with attention to detail and high accuracy.
