Job Description

The Construction Project Manager leads multiple residential construction and outdoor living projects from pre-construction through final completion. This role oversees scheduling, budgeting, subcontractor coordination, and quality control while serving as the primary point of contact for homeowners. The position requires strong project management skills, hands-on construction oversight, and the ability to maintain clear communication with clients, vendors, and internal teams to ensure projects are delivered on time, within budget, and to high quality standards.

Responsibilities

+ Manage multiple residential construction and outdoor living projects simultaneously from initial planning through final completion.

+ Oversee all phases of project execution, including pre-construction planning, construction activities, inspections, and closeout.

+ Develop, maintain, and update detailed project schedules using Buildertrend.

+ Coordinate subcontractors, vendors, suppliers, and internal resources to ensure smooth project workflow.

+ Monitor project budgets and job costing to maintain profitability and financial control.

+ Ensure projects are completed on time, within budget, and in alignment with established quality standards.

+ Conduct regular site visits and inspections to verify workmanship, progress, and safety compliance.

+ Identify potential project issues, delays, or risks early and implement proactive solutions.

+ Serve as the primary point of contact for homeowners throughout the entire project lifecycle.

+ Provide regular project updates to clients and maintain clear communication regarding schedules, changes, and expectations.

+ Conduct project walkthroughs and final inspections with homeowners to ensure satisfaction and completion of all punch list items.

+ Manage customer concerns professionally and work to ensure a positive overall customer experience.

+ Order and coordinate the delivery of project materials in alignment with project schedules.

+ Verify material quantities, specifications, and delivery timelines to match project requirements.

+ Maintain strong working relationships with vendors and suppliers to support project needs.

+ Monitor inventory levels and procurement schedules to prevent material shortages and project delays.

+ Identify scope changes and additional work opportunities during the course of the project.

+ Prepare, present, and clearly communicate change orders to clients for review and approval.

+ Obtain client approvals for change orders prior to performing additional work.

+ Track change order costs accurately and ensure they are reflected in overall project profitability.

+ Coordinate and oversee construction activities related to swimming pool construction, outdoor living spaces, and landscaping.

+ Supervise work related to outdoor lighting systems and irrigation systems.

+ Oversee general construction and remodeling activities, including coordination with electrical and plumbing subcontractors.

+ Ensure all work complies with project plans, specifications, permits, and applicable building codes.

+ Utilize Buildertrend for project management, scheduling, documentation, and communication.

+ Maintain thorough project records, including daily logs, photos, reports, and documentation of key decisions.

+ Use Microsoft Outlook for communication, scheduling, and coordination with clients, vendors, and internal team members.

+ Participate in project meetings and leadership meetings as required to review progress and align priorities.

+ Assist with project forecasting and workload planning to support efficient resource allocation.

Essential Skills

+ Minimum 3-5 years of project management experience in residential construction, outdoor living, landscaping, pool construction, or general contracting.

+ Proven experience managing multiple construction projects simultaneously.

+ Experience working directly with homeowners and clients throughout the project lifecycle.

+ Strong understanding of construction scheduling, sequencing, and job site coordination.

+ Demonstrated project management skills specific to construction environments.

+ Ability to oversee swimming pool, outdoor living, landscaping, and general construction scopes.

+ Proficiency using Buildertrend for project management, scheduling, documentation, and communication.

+ Proficiency using Microsoft Outlook for professional communication and scheduling.

+ Ability to monitor and manage project budgets, job costing, and change order profitability.

+ Strong communication and interpersonal skills for effective client, subcontractor, and vendor interaction.

+ Ability to interpret and work from plans, specifications, permits, and building codes.

+ Strong problem-solving skills with the ability to identify and resolve project issues proactively.
