Project Manager - Multi-Family
We are seeking an experienced Project Manager to lead multi-family residential construction projects from pre-construction through closeout. The ideal candidate will manage garden-style, podium, and ground-up apartment developments, ensuring projects are delivered on time, on budget, and to the highest quality and safety standards. This role requires strong construction knowledge, excellent communication, and the ability to coordinate internal teams, consultants, and subcontractors across all phases of the project.
Key Responsibilities
- Lead day-to-day project management for multi-family developments, including garden-style, podium, and ground-up apartment projects from pre-construction through turnover.
- Develop, manage, and track project schedules, budgets, and cost reports; proactively identify and mitigate risks to keep projects on track.
- Coordinate and manage design consultants, engineers, permitting authorities, general contractors, and subcontractors to ensure scope, quality, and schedule alignment.
- Oversee procurement and buyout activities, including subcontractor selection, contracts, and change order negotiation.
- Conduct regular site visits to monitor progress, quality control, safety compliance, and adherence to construction documents.
- Prepare and present project updates and forecasts to senior leadership and stakeholders; maintain accurate project documentation and reporting.
- Manage project closeout, punch lists, warranty tracking, and handover to operations/property management teams.
- Implement and enforce best practices for construction management, safety, and quality control across projects.
Qualifications
- Bachelors degree in Construction Management, Civil Engineering, Architecture, or related field, or equivalent construction experience.
- 5+ years of project management experience managing multi-family residential construction projects (garden-style, podium, or ground-up apartments) with demonstrated successful delivery.
- Strong knowledge of construction means and methods, scheduling (MS Project or similar), cost control, estimation, and contract administration.
- Proven experience managing general contractors, subcontractors, design teams, and permitting processes.
- Excellent communication, leadership, negotiation, and problem-solving skills; ability to work collaboratively across teams and with external stakeholders.
- Familiarity with construction safety standards, quality control procedures, and warranty/closeout processes.
- Proficiency with project management software (e.g., Procore, Plan Grid, Bluebeam) and Microsoft Office Suite.
- Willingness to perform regular site visits and travel between projects as required.
