Position Summary

The Real Estate Acquisitions Analyst plays a critical role in identifying, underwriting, and executing multifamily acquisition opportunities. This individual will work closely with the Acquisitions, Development, Finance, Construction, and Executive teams to evaluate investment opportunities from initial sourcing through closing.

The ideal candidate possesses strong financial modeling skills, excellent attention to detail, and the ability to manage multiple transactions simultaneously.

Responsibilities
  • Build and maintain detailed acquisition financial models.
  • Analyze rent rolls, operating statements, and historical property performance.
  • Prepare discounted cash flow models, sensitivity analyses, and investment returns.
  • Evaluate acquisition opportunities using IRR, equity multiple, cash-on-cash return, and other investment metrics.
  • Assist with financing assumptions and capital stack analysis.
  • Research local market fundamentals.
  • Analyze comparable sales, rents, and occupancy trends.
  • Evaluate supply and demand conditions.
  • Monitor economic indicators affecting investment performance.
  • Prepare market summaries for executive review.
  • Review surveys, environmental reports, engineering reports, title work, leases, service contracts, and zoning information.
  • Coordinate with attorneys, lenders, engineers, architects, environmental consultants, municipalities, and third-party vendors.
  • Assist throughout the acquisition process from initial underwriting through closing.
  • Maintain transaction checklists and critical dates.
  • Coordinate information requests with sellers and brokers.
  • Organize transaction files and documentation.
  • Support financing and closing activities.
  • Develop presentation materials for ownership.
  • Summarize acquisition assumptions, risks, opportunities, and recommendations.
  • Present financial analyses to senior leadership when requested.
Qualifications
  • Bachelor's degree in Finance, Real Estate, Accounting, Economics, or related field.
  • 1 to 3+ years of real estate acquisitions, investments, development, or investment banking experience.
  • Experience underwriting multifamily assets.
  • Understanding of commercial real estate valuation methods.
  • Strong analytical and organizational skills.
