Pay Rate: $24.00-$27.00 per hour
What You’ll Get To Do:
- Maintenance Supervisor will receive general supervision and direction from the Community Manager and comply with established policies and procedures.
- Responsible for implementation and close supervision of the preventive maintenance system to preserve and upkeep buildings and equipment, property housekeeping, completion of resident maintenance requests, vacancy preparation for re-rental, and employment/training of qualified Maintenance Technicians as needed.
- Provide continuous coverage for emergency situations and coordinate periods of absence with the Community Manager.
- Inspect buildings and grounds, note deficiencies, and communicate issues to the Community Manager.
- Supervise all Maintenance Technicians and other maintenance department employees, providing direction and guidance.
- Ensure prompt and proper completion of repairs and work orders; follow up by updating the master work order log.
- Inspect grounds and public areas to verify cleanliness and upkeep; verify staff performance.
- Periodically review maintenance staff performance, inform staff of policies/procedures, and schedule training as needed.
- Control, operate, and organize the maintenance shop and project vehicle; manage mechanical equipment.
- Purchase supplies with Community Manager approval; use purchase orders and competitive pricing as per policy.
- Maintain inventory for maintenance shop supplies and equipment; monitor project vehicle mileage.
- Appear in court on behalf of the owner when required.
- Assist Community Manager in preparing the annual budget and the Operating/Business Plan.
- Prepare bid specifications and obtain competitive bids per policy; assist with inspections (REAC, management reviews, annual unit inspections, local inspections) to ensure timely completion of work orders.
- Complete incident reports within 24 hours of occurrence (e.g., injuries, property damage, disturbances).
- Assist with orientation of new residents regarding proper usage of garbage disposal and appliances.
- Maintain control and security of apartment keys; communicate with the office about illegal activities on the property.
- Oversee observations and extermination procedures; supervise contractor bidding and on-property supervision.
- On-call responsibilities for emergencies or after-hours duties as determined by the Community Manager; travel time may be included in time worked.
Requirements:
- High School diploma or equivalent; 3-4 years of experience can offset minimum education.
- 3 years of supervisory experience.
- Experience with boilers or appliance repair/diagnostics preferred.
- Effective oral and written communication skills.
- Current license/certificate and/or specialized skills in one or more building trades (electrical, plumbing, carpentry, drywall, fire protection, or mechanical).
- Valid driver’s license and reliable transportation.
- On-call availability for nights and weekends as required by the property.
- General understanding of OSHA, fire prevention, and safety regulations.
- Full-time schedule: 8am-4:30pm, Monday-Friday; on-call required.
- Strong knowledge of maintenance procedures and techniques.
Physical/Working Requirements:
- Indoor/outdoor environment with changing conditions and occasional temperatures above 90 degrees.
- Ability to lift 55 pounds independently; team lift with reasonable accommodations.
- Walking, standing for long periods, stooping, squatting, lifting, carrying, pushing, and climbing ladders at varying heights.
- Possible contact with blood-borne pathogens and/or bodily fluids.
