Maintenance Supervisor - Amity Heights in Bridgeton

Job Overview

The Maintenance Supervisor at CRM Residential will oversee preventive maintenance, supervise technicians, coordinate emergency coverage, and maintain equipment and supplies. The role requires strong leadership and mechanical knowledge.

Pay Rate: $24.00-$27.00 per hour.

• Implement and supervise preventive maintenance system.
• Manage maintenance requests and coordinate vacancy preparation.
• Provide emergency coverage and coordinate absences.
• Inspect buildings, identify deficiencies, and communicate to Community Manager.
• Supervise maintenance technicians and other maintenance staff.
• Ensure proper completion of repairs and work orders.
• Inspect grounds and public areas for cleanliness.
• Conduct performance reviews and coordinate training.
• Manage maintenance shop, equipment, and project vehicle.
• Procure supplies with approvals, maintain inventory.
• Appear in court on behalf of owner when required.
• Assist in annual budget and operating plan preparation.
• Prepare bid specifications and obtain competitive bids.
• Ensure inspections (REAC, etc.) are completed promptly.
• Submit incident reports within 24 hours.
• Instruct staff on garbage disposal and appliance usage.
• Control and secure apartment keys.
• Report any illegal activities to office.
• Complete Observation Checklists during exterminator visits.
• Bid on contractor services and supervise contractors.
• Handle on‑call emergencies as designated.

• High School diploma or equivalent; 3‑4 years experience may offset.
• 3 years supervisory experience.
• Experience with boilers or appliance repair/diagnostics.
• Effective oral and written communication skills.
• Maintain a license/certificate in at least one building trade (electrical, plumbing, carpentry, HVAC, fire protection, mechanical).
• Valid driver’s license and reliable transportation.
• Available for on‑call nights and weekends.
• Knowledge of OSHA, fire prevention, and safety regulations.
• Full‑time schedule: 8 am‑4:30 pm, Monday‑Friday; on‑call required.
• Strong knowledge of maintenance procedures and techniques.

• Work in indoor/outdoor environments with temperatures exceeding 90 °F.
• Ability to lift 55 pounds independently; team lifting with accommodations.
• Walk, stand, stoop, squat, lift, carry, push, and climb; work on ladders.
• Possible contact with blood‑borne pathogens or bodily fluids.
