Cardo Group are currently looking to recruit a Contracts Manager covering the Bristol and surrounding areas.

Role Overview

The Contracts Manager will be responsible for managing, coordinating, and overseeing contracts related to social housing maintenance, refurbishment, and new build projects. This role ensures that all projects are delivered on time, within budget, and to the required quality and compliance standards.

The successful candidate will work closely with internal teams, contractors, suppliers, and local authorities to support housing services and improve outcomes for residents.

Responsibilities
  • Manage contracts related to repairs and maintenance within the social housing portfolio.
  • Ensure contracts comply with statutory regulations, health and safety legislation, and internal policies.
  • Monitor contractor performance against KPIs, SLAs, and budgetary targets.
  • Lead on procurement activities in collaboration with the procurement team, including tender preparation, evaluation, and contract award.
  • Conduct regular site visits to ensure works are completed to agreed standards.
  • Develop and maintain strong working relationships with external contractors, residents, and internal stakeholders.
  • Manage contract variations, change orders, claims, and dispute resolution processes.
  • Prepare regular reports for senior management on progress, risks, and financial performance.
  • Support sustainability, energy efficiency, and social value objectives within project delivery.
  • Ensure resident satisfaction through effective communication and responsive service delivery.
You will need
  • Proven experience in contract management within the social housing, construction, or property services sector.
  • Strong knowledge of housing legislation, building regulations, and procurement practices.
  • Excellent project management and organizational skills.
  • Ability to manage budgets, schedules, and contractor relationships effectively.
  • Strong negotiation and communication skills.
  • Familiarity with JCT and NEC contract forms.
  • Understanding of health and safety regulations and CDM requirements.
