The RoleThis is a hybrid Project Manager / Construction Manager position — the seat that covers the space between a traditional PM and a Superintendent. You own projects end-to-end: in the office running the budget, the schedule, the contracts, and the owner communication, and on the jobsite running crews, coordinating subs, and making sure the work gets built right, safely, and on time.
You’ll run a mix of residential, commercial, and federal projects — from high-end interior remodels to tenant improvements to multi-million-dollar renovations on active federal installations. You’ll report directly to ownership and be given real autonomy to run your jobs.
What You’ll Own Preconstruction & Project SetupPartner with estimating on scope review, constructability feedback, and buyout.
Prepare and manage the master project schedule in MS Project (or equivalent).
Execute subcontracts, purchase orders, submittals, and procurement in Procore.
Develop site logistics plans, mobilization plans, and quality/safety programs tailored to each job type.
Field Operations & Superintendent DutiesRun daily jobsite operations: crew deployment, subcontractor coordination, materials, equipment, and deliveries.
Produce 3-week look-ahead schedules and daily reports; keep the job tracking to the master schedule.
Walk the site daily for quality, safety, and progress; lead toolbox talks and enforce OSHA standards.
Coordinate inspections with AHJs, building officials, owners, and federal representatives.
Manage punchlist and turnover; own project closeout (as-builts, O&M manuals, warranties).
Project Management & Owner-Facing DutiesServe as the primary point of contact for owners, architects, engineers, and tenant reps.
Own the project budget: job cost tracking, forecasts, and WIP; flag risk early and protect margin.
Manage RFIs, submittals, change orders, and pay applications through Procore.
Run regular OAC meetings; keep meeting minutes, action items, and the risk register current.
Partner with the Business Manager on AIA billings, subcontractor compliance, and lien waivers.
Residential, Commercial, and Federal WorkResidential: manage high-end remodels, additions, kitchens, baths, and new builds with homeowner-facing communication and designer/architect coordination.
Commercial: deliver tenant improvements, medical, hospitality, and office buildouts — including phased and after-hours work.
Federal: execute USACE, NAVFAC, VA, and GSA projects with full compliance:
Quality Control Plans (QCP), Accident Prevention Plans (APP), EM 385-1-1 safety, Davis‑Bacon / certified payroll, RMS3 / Proj Net, and site badging/clearance processes.
5+ years of hands‑on experience as a Project Manager, Superintendent, or combined PM/Super on commercial or federal construction projects.
Proven ability to run a project end-to-end — from preconstruction through closeout — both in the office and on the jobsite.
OSHA 30 certification (current).
Proficiency in Procore, Microsoft Project, and Bluebeam Revu.
Strong grasp of construction means and methods across multiple trades (carpentry, MEP, finishes, sitework).
Ability to read and interpret construction drawings, specifications, and shop drawings.
