- Assist with leasing apartments at Center Communities of Brookline while meeting occupancy goals and complying with the Tenant Selection Plan, HUD, Mass Housing, and Fair Housing requirements
- Respond to telephone inquiries and explain housing program requirements, waiting lists, regulations, and the mandatory meals program
- Interview applicants and conduct building tours and apartment showings
- Maintain the waiting list and ensure compliance with HUD wait‑list management and tenant‑selection regulations
- Process eligible applicants from application to admission under Section 8 and LIHTC programs
- Verify income, assets, medical expenses, and other expenses and enter data into Yardi
- Assist residents with completing, understanding, and signing housing‑assistance documents
- Coordinate move‑outs, move‑ins, apartment renovations, inspections, and unit turnover with the Facilities Department
- Prepare annual and interim resident income and expense recertifications
- Maintain and update tenant files and archived files
- Establish and update records for compliance with EHOLC, HUD, Mass Housing, Spectrum, and other regulations
- Maintain knowledge of HUD Section 8 and LIHTC regulations through industry sources, handbooks, notices, emails, meetings, workshops, and training
- Assist residents with community‑service referrals and monitor participant safety and well‑being
- Receive and address complaints and concerns
- Follow the HSL Employee Handbook and perform other related duties as required
- College degree and/or 3 years experience in property management
- Certified Professional of Occupancy Certification or equivalent preferred
- Prior experience with HUD Section 8 Affordable Housing Program and knowledge of HUD, Mass Housing, and EHOLC regulations and policies preferred
- Prior experience with LIHTC and knowledge of Spectrum regulations and policies preferred
- Excellent written and verbal communication skills
- Proven computer skills, especially Microsoft Word, Excel, and Power Point
- Experience with Yardi or similar HUD Affordable Housing software preferred
- Exceptional organization, customer service, teamwork, communication, and interpersonal skills required
- Ability to manage multiple tasks simultaneously, handle difficult situations, and demonstrate flexibility
- Ability to provide high‑quality resident and customer service
- Ability to communicate clearly and effectively verbally and in writing
