PPM is seeking a Compliance & Risk Manager to lead regulatory compliance and risk management across our managed portfolio of residential and commercial properties in New York City. This is a highly visible role responsible for keeping our buildings ahead of an ever-changing regulatory landscape - and for protecting the firm and our clients from risk exposure.
What You'll Do:
- Monitor and interpret NYC, New York State, and federal regulations affecting our managed properties (Local Laws, HPD, DOB, FDNY, energy benchmarking, lead compliance, and related requirements)
- Build and maintain proactive internal control protocols across the portfolio
- Track open violations, manage resolution timelines, and attend administrative hearings as needed
- Review vendor and board/association contracts to ensure compliance and appropriate risk coverage
- Serve as the point of contact with relevant City and State agencies
- Develop and deliver compliance training for property managers and onsite staff
- Advise leadership and boards on emerging legislation and regulatory strategy
- Centralize and streamline compliance tracking to improve efficiency across the portfolio
What We're Looking For:
- 4+ years of experience in compliance, risk management, or regulatory affairs within real estate, law, or a related field
- Strong working knowledge of NYC housing codes, building regulations, and cooperative/condominium law
- Experience managing insurance programs and vendor risk review
- Excellent communication skills, with the confidence to advise boards and senior leadership
- Ability to manage compliance across a large, multi-building portfolio
- NYS insurance license, JD, or relevant certification a plus, not required
