• Act as liaison between residents and Extell Management Services Inc.
• Exercise effective judgment and decision making in oversight of daily operations including repairs, maintenance of equipment, property cleanliness, emergency planning, security, alarm and fire suppression systems.
• Coordinate with building retail regarding shared systems and ensure vendor and contractor compliance.
• Perform regular walkthroughs, address issues, manage amenity spaces, order and distribute supplies, and oversee move‑ins and move‑outs.
• Supervise and direct building staff, ensuring compliance with company, 32BJ, and building policies; oversee staff training, scheduling, payroll, and related HR responsibilities.
• Assist management in drafting, finalizing, and monitoring the annual building budget.
• Required to live on‑site and remain available 24×7 for emergencies, independently resolving resident or staff‑related issues with Extell Management Services and Human Resources.

• Strong verbal and written communication skills.
• Ability to ensure compliance with all company policies, Equal Employment Opportunity, Fair Housing and Human Rights statutes, and 32BJ Union Guidelines.
• High school diploma or GED with a vocational/technical background.
• Minimum 5 years’ experience working with electrical, mechanical, and plumbing equipment and systems.
• Luxury hotel or residential background.
• Demonstrated ability to manage multiple and complex operational matters daily.
• Facilities and operations experience with solid knowledge of building systems.
• Prior experience with cooling tower systems.
• Prior experience with Building Management Systems (BMS, Building Link, Yardi) strongly preferred.
• Working knowledge of painting and finishing work.
• Strong background with fire, life, health, and safety systems.
• Effective judgment and decision‑making skills.
• Knowledge of computer programs such as Microsoft Office, Windows, Yardi.
• Effective supervisory skills with 5+ years managing luxury building staff.

• Annualized base salary: $140,000 - $165,000.
